All right, so this video is all about the city of Murrieta, California and what's going on over the next 12 months. So I had a chance to go to a city managers meeting and hear directly from the city manager here in Murrieta, and he gave us the plan that the city has over the next 12 months talking about all the new businesses coming, the new infrastructure, and all the new updates the city is putting into place. So I'm going to give you guys the highlights and go over everything. So let's get into it.

Hey guys. Hey again, my name is Justin Short. I'm a realtor and team leader for the short real estate team here in Temecula, California and Murrieta California. And this video is all about the city of Murrieta, California. And we're going to give you all the updates that are going on here locally and what the city has planned over the next 12 months. So we've done this series a few times. I think this is the third year in a row. It's actually been really, really popular and people have really liked it. So hopefully it's good information for you guys. But basically I had a chance to go to a city managers meeting with all the city managers for local cities and they give us their spiel and kind of their plan, what the cities have laid out for the new businesses and all the new infrastructure they're putting in over the next year.

So I think it's real good information and I think it's information that most people that live here locally don't know. So I always think that it's really good stuff and it's good way to keep you guys updated on the area and what's going on, and hopefully help you decide if this is the right area for you and your family to make a move to. But the first thing before we get into all the info, if you're liking real estate videos like this and you want to know more about the local area, so the Temecula, Murrieta, Menifee, California, we have a ton of videos that are posted online. So talking about best neighborhoods, worst neighborhoods, best school districts, all that type of stuff. Please do me a favor, please hit like please hit subscribe to the videos. So obviously it helps me, it helps my channel, we're trying to continue to grow it.

And then we have new videos that we're going to continue to put out each and every week. So you can definitely stay tuned for that. And then if you guys have any specific real estate questions, of course I would love to hear from you. So you can feel free to reach out, you can call, you can text, you can email me, you're going to see my information down below, or you're going to see all the info at the end of the video. That's my personal cell phone so you can feel free to reach out. I have people that reach out all the time, so happy to help answer any questions you may have, give you some information about the area and of course myself and my team would love to help you with your home search if that is something we can help you out with.

So let's getting all the info. Alright, so the first thing we're going to talk about is just some general stats and information on the city, just an update in kind of where things currently stand. And some of the stats I thought were pretty surprising, so hopefully it's good information for you guys. But right now the population for the city of Murrieta is up to 119,000 people. The average age of its resident is 37 years old, so definitely on the younger side. And then actually 28% of the population is currently under 21 years old. So definitely skews younger. 55% are married and 48% of households have a child under the age of 18, a lot of families, et cetera. So you can see how the stats play out there. The average household income is up to $136,000. That's a big jump up from where it was just a couple years ago, I think two years ago it was like 104, 105 right around there.

So the average income has jumped up quite a bit. And then this is, to me, it was the most surprising stat that they gave. But right now, 62% of the workforce in the city of Murrieta has a commute that is less than 29 minutes. So under a half hour commute, 62%. Honestly, personally just knowing people and been living here a long time, I would think it'd be flipped that 62% of people have over a 30 minute commute. So that is really encouraging. That is honestly, that's the worst part about living here for most people is they live here and they can meet out, they can commute San Diego, la, orange County and they're stuck on the freeway. So that is a big plus. That is definitely a trend in the right direction. And just what the city is saying is according to all the FBI statistics, Murrieta is still one of the safest cities in the country.

So that's definitely going to be a good thing. Alright, so the next thing that they talked about was all the new stuff that they have coming soon and hopefully I think some good info here. So housing units. So there are currently over 10,000 housing units that are currently in process. So that's a ton of new housing. They broke it down. There's 3,300 pending housing units, there's 5,100 units that have been entitled. That means they've been basically approved by the city, their locations and lots have all been approved, et cetera. And there's 1700 that are currently under construction. So that's a lot of development coming over the next couple years. I do, from what I understand, a good chunk of those are multifamily units, so apartments, et cetera. So that is a big change from what we've seen here locally over the last 20 years or so.

A larger percentage of that new construction is multifamily, but there still are a lot of single family homes that are being built as well. They also talked about all the healthcare, all the hospitals and healthcare systems locally and all the expansion that's going on. And there was quite a bit, so they just finished the Kaiser phase two building, so basically an expansion for the local Kaiser hospital. So that was a big thing. They're starting an expansion at the Loma Linda Hospital. So if you don't know, there is a Loma Linda Murrieta hospital and they're expanding to a larger, I think it's a second building, but in addition there, which is good, there is a new nursing school that is opening right there kind of close by in that Loma Linda area. So that'll be a good thing with all the medical stuff that we have and something that I've never actually heard about before, but they are starting construction on a new hotel that is planned basically across the street from where a surgery center is with the idea being that people can go to have surgery at the surgery center if they need extended stay and extended care after that they can be wheeled across on a gurney or whatnot or wheelchair, whatever to the hotel that's right across the street, be able to checked into a room and they can have their own care facility where they can have nurse aides or whatever and just kind of roll right in.

So from what I understand, that's kind of overall by the Loma Linda area. So I thought that was kind of cool. I've never heard of such a thing, but maybe I guess it does exist, but kind kind of a cool thing that's supposed to be starting construction sometime this year. And the city did announce a new partnership with cares. So basically this is a free service that the city is paying for that they're providing to all residents and cares. So is a third party company that basically supports individuals with mental health, all types of mental health resources. So it's someone that you can call, they can be an advocate for you, they can point you in the right direction, hopefully you'll help where you're going to be checking if you need therapy or going to a clinic or whatever it is, but just all types of resources and they are advocate for you to provide those resources and point you in the right direction.

So kind of a cool thing. And it's nice that it's a added benefit of living in the city. So that's pretty cool. And they did talk about the Murrieta Innovation Center. So I guess it's been up and running for the last couple of years, but it has a full wet lab and they have recently received over a couple million dollars in state funding from California. So they are the first wet lab in southwest Riverside County. And so with that funding to help pay to build the building, et cetera, they're able to help small businesses and companies be able to use the lab and help develop. And the idea is to help these small businesses grow and be profitable. Alright, so the next section that the city talks about was just all the business updates that are going on. So a lot of it's like infrastructure stuff and new buildings, et cetera.

But basically they highlighted four shopping centers that are being redeveloped. So that's kind of cool. So the orchard, the Murrieta of town center, the Village Walk and the Walmart Center, which is kind of cool. They also announced a new shopping center that's coming to the corner of Winchester Road and Clinton Keith Road. So that's supposed to be starting construction here a little bit later this year. Personally I thought that was kind of cool. So I actually used to live right there off of Winchester and where it connects now and that lot has supposed to have been built on for the last, I dunno, 15 years. So there's been a few developers that have gone in and then pulled out. So the fact that they're actually supposed to start construction, that'll be really nice. Supposed be, there's a huge massive retail center so that'll be cool.

They did announce that there is a Trader Joe's coming to the city, Murrieta as well that probably got the biggest cheer of their little presentation, but I know people are excited about that. It's actually has a big parking lot too. So Trader Joe's supposed to be coming later this year. There is the Murrieta of Hot Springs Resort that opened up about, I guess they opened up four or five months ago now, but they are still opening up the rest of the business, the other sections. So that's kind of cool. And I guess they have a new restaurant that is there as well. So that's kind of a cool thing, kind of an higher end resort. There's a handful of new restaurants that they had announced. So there's kind of a destination smokehouse, there's a new sandwich shop, there's a pizza in brewery, an FCPA, Cane's and RJs.

So all types of new businesses that are coming in and new restaurants. So that's kind of a cool thing. If you've heard some of my other videos, that is something the city of Murrieta doesn't have. They don't have a ton of restaurants. They have a bunch of chains but not the smaller kind of more mom and pop nice restaurants, which is cool. There is supposed to be a new car dealership coming to Murrieta. I guess they couldn't announce who the manufacturer is, but they say it's kind of an exciting thing. So we'll see how that shakes out. And they did announce that the area of the triangle is in process and supposed to have a nice upscale development that's going to be starting soon. So we will see if you guys are not familiar, the triangle is the area located between the 15 and the two 15 freeway right off myriad of hot springs.

It forms a triangle of course and it's been talked about for a long time. Supposed to be a lot of things over the years from a mall to charger, football stadium to all type fast food at one point, but it's supposed to now be an upscale development. So hopefully they actually break ground on that and that gets going because it's a great location honestly. And they did say they have a new major entertainment venue that's supposed to be coming to town that'll be announced later this year as well. So he couldn't give any hints but he said it's supposed to be a pretty exciting thing. So we'll see. So the next part of the presentation that they had talked about was talking about the quality of life living in Murrieta. So basically just kind of some cool stats and info, what it's like to live in the city.

So they highlighted that there are now 53 parks within city limits, which is a ton. I thought that was kind of a cool thing. It's a ton of parks that they have and they now have four different music festivals or concerts that are put on by the city. So that's kind of a cool thing. So basically quarterly, so that's a nice benefit to live here. So kind of some cool entertainment stuff that the city's putting on and those are things that the city pays for. And now they are still the only city locally that has a full service police, fire and communication center and they just are now getting ready to release, I don’t know if release or unveil or open, open is probably the right word, open their sixth fire station. That should be happening a little bit later this year. So that's fire station number six.

They talked a lot about the downtown area and how proud they were of how much it's developed. So kind of that downtown old town Murrieta, there's a lot more businesses that are in place now than there were just a few years ago and they're doing a lot of things to make it more and more of a destination. So it's continuing to grow and they feel like that is really thriving. And they also talked about some of the new tech that the Murrieta Police Department has implemented. So there was three new things. So there was the carbon video dispatching basically, which I didn't even know was a thing, but I guess if you call 9 1 1, you're an emergency, you can press a button to opt into a video stream. So you could, if there's something going on, you could basically do a Facebook live on it I guess.

And you can basically broadcast directly to the police station dispatch so they can see exactly what's going on. I thought that was a cool thing. They have a new drone program that's in place and they have flock cameras, I guess flock cameras, I guess a lot of the cities have installed the flock cameras lately. But basically if your car is reported stolen, there's cameras throughout the city that are scanning license plates and if you pop up as stolen, the cameras will indicate it and they'll notify police where the car is to help make sure the car is returned and pulled over quickly. So that's a pretty cool thing. And the last section that they talked about was just kind of some new infrastructure. So there's only a couple things, but there is some new construction that's going on on myriad of hot springs. So they're doing a road widening at myriad of hot springs closer to Winchester Road.

So that's a road I'm on all the time and there's a ton of traffic there, so that'll be a really good thing. It sounds like they're adding a lane and widening that and they are doing, what's the Madison Corridor water improvement? So what that is is basically in the south west portion of the city on the west side of the 15 freeway, there's kind of an older, more rural area. There's a few homes down there, but not a ton. Part of the reason is because there are not utilities to all properties down there. So they're supposed to be bringing out water lines from the city, public water lines. So that'll be a really good thing. It should make that area a lot easier to develop and a lot more desirable as well because that's a pretty large portion of town that's mostly, mostly undeveloped. It's kind of older homes, a couple older manufactured or mobile homes, but hasn't really been utilized and probably the way that it could be.

So I think the goal is by bringing out the water that'll help kind of spur the area along a little bit, which is kind of cool. So anyways, hopefully that was good information for you guys. It was a long presentation there for five or six hours. It was a little dry, right? A little bit long, but hopefully it's some good information for you guys that I can kind scrub down, pass it on to you, hopefully a nice short video and keep you guys updated what's going on. Hopefully it's good information. If you have any questions, you can feel free to reach out. Do me a favor, please sit like please subscribe and hopefully talk to you soon. Thanks.
