All right, so in this video we're gonna compare what you can get for a million dollars here in the city of Temecula, and then we're gonna compare that to what a million dollars will get you down in San Diego. And I think you're gonna see why so many people decide Temecula is the right fit. Let's go ahead and get into it.

I'm a realtor and team leader with the short real estate team here at Keller Williams in Temecula, and this video is all about what a million dollars will buy you here in the city of Temecula compared to what you can get for a million dollars down in San Diego.
You can definitely get a lot more for your money here in Temecula. And we'll kind of, we'll go over a couple real, real life examples of homes that are, you know, currently listed and just recently sold to show you, you know exactly what you can get for, for your money. Kinda show you where the value is and then hopefully it helps you and your family decide, you know, what's the right area.

So I'd love the opportunity of course. Um, but we'll kind of, we'll get into all the information here. So I guess I should start with, you know, the city of Temecula.
Obviously I'm probably a little bit biased here. I probably set this up a little biased 'cause I live here, I've lived here in the valley for a really long time, so over 25 years now. And I think it is a really great place to live. You know, this is where I'm raising my kids. It's where we plan to be here, you know, probably.
I would assume the rest of my life, but definitely in the next 20 years plus, as we raise our kids, they're going to, you know, they're in the school system, they're going to public school, and I, I think it's a fantastic place to live. I think it's really good value for what you can get inside Southern California.
So I guess I, I sure I am a little bit biased, but these are like, you know, real life conversations that I have with clients all the time. People that are moving up from San Diego, or even same, same concept, moving out from Orange County, where they're in Southern California. But you know, where they're at.
It's just maybe not, not obtainable to buy a home or for what they can get for their budget, which is, which is not cheap. You know, say they're gonna spend a million dollars, but a million dollars down in San Diego, it just does not get you very much home. Um, in, probably not even in the, you know, greatest of locations in most cases as well.
The price point here in Temecula is definitely the biggest driving factor that people, as far as why people want to move here. So the average home that sells in Temecula is now about 850,000. So you can find single family homes that are less expensive. You can find about six 50, 700,000, you know, somewhere in that range.
Some even a little bit less. And if you go to a condo, it's definitely gonna be less than that. Um, so you, you can buy a home by 850, uh, or your average home is about 850, but. You know, I look, I looked at homes that are priced right about the million dollar price range. You know, for, for this example, because I have a lot of clients that are okay, they can spend a little bit more than average price point.
And I think that gives you some decent comparisons to, to San Diego because truth is, you probably can't really find very many homes for 700, 800,000 into, in San Diego. They just don't really exist. But there are a good amount of homes in San Diego for a million dollars. So I think we can actually get some, you know, real life examples and, you know, pay.
Could afford a home in San Diego, and it's kind of maybe not the greatest of homes, but I could get a home in San Diego or I could come up here for a million dollars and really live like a king in Temecula and get so much more, more for your money. So, um, the biggest driver, number one, you know, has people move here is definitely affordability and it is the price point.
Uh, but not only that, there are, there's a lot of other nice things about the community. So it's also a newer area, so the homes. Or mostly, or the community is mostly built from like the mid nineties to mid two thousands. Some are even newer than that. Like the home we're gonna talk about today is actually built 2013.
Um, so there definitely are exceptions, but just in general it is a newer community as opposed to, you know, most of San Diego was built like the sixties, seventies, or or early eighties. Um, and that's not necessarily a bad thing as far as you know. Homes that are a little bit older, they might need a little bit more maintenance.
But when you are looking at homes that are 50, 60 years old, there are some real, you know, concerns that you're gonna have as far as how the maintenance was taken care of over the last 50, 60 years. You know, is there original plumbing? Right? Um, if not the whole house might meet a re-pipe, that's a big deal.
You might have old electrical, you know, you might have an old roof that's 50 years old now. Um. It's just a lot of different, you know, construction techniques that were more popular back then that don't exist anymore. You know, the roofs and the homes out here are almost exclusively all tile roofs as opposed to shingles.
So they last a lot longer. Usually they're rated 40, 50 years. You know, it's newer plumbing, newer electrical, just all those different types of things. So. Not only is the area itself newer, you know, the construction materials are newer. And not only that, it's also a very, very safe area. So Temecula is consistently rated as one of the safest cities in the country.
So it's been anywhere from the top 10 in the United States, anywhere top 20 and anywhere from the top 100. So, and that's been for the last decade that Temecula has been rated as such a safe city. It's definitely a very, very safe place. And then the other big draw to the city is the school district. So the Temecula Valley Unified School District is super highly rated.
Um, it is one of the top school districts in California. It's like a top 1500 high school in the nation here, that's part of the city. But just in general, all the schools are very highly rated, uh, pretty, pretty much across the board. Uh, you know, seven eights, nines, and tens outta tens.
The district itself wins a lot of awards and it's just, it's a big benefit to living here in this area as opposed to. You know, again, if you're gonna go to a lot of parts of San Diego that are more affordable, probably aren't necessarily in, you know, the best of the best of school districts. So you can come up here, you can get home for less expensive, you can get more for your money.
You can live in a great school district and live in a safe area. It's just really, there's a lot of pros, uh, that people experience when they move here as opposed to, you know, the bigger parts of Southern California, you know, San Diego, LA, Orange County. So, uh, but I told you I'd pick up a full, uh, uh, I'd pick.
Some examples to kind of go over. So what I did, I pulled a home for sale in San Diego. It actually recently closed. Uh, so the address on that, you could pull it up, but I'll give you some, some info on it. So it was 9 5 5 5 via Perez in San Diego. That's actually part of Rancho Mosquitoes. So, and that's actually an area I like, my grandparents happen to live there, so I'm familiar with it.
It was easy for me to pull up. So it's not exactly quite, quite downtown. It's kind of more like the suburbs close to, uh, you know, close to the downtown area. But, uh, a very, very nice area. It actually has a pretty good school district. Um, but I, the home, this home that I pulled up, it sold for just over a million dollars.
So it sold for about $1,000,050. Um, so just over a million. It's pretty. It's over, it's over the budget that I set, but this home is about 1500 square feet, so it's not huge by any means. And it was built in 1980, so it's now a 45-year-old home. So it's definitely older. Um, you're at a range where, you know, there's a lot of these homes need, need a lot of these major repairs over time.
Um, but this one is completely original. With the exception of maybe a little bit of new flooring. It is very, very dated. So it has an old dated roof that looks super, super worn. So it probably needs a new roof. It has old wood shake shingles on a siding on the outside of the house. Kinda that old school, they look, it's all rotted.
It probably all needs to be replaced. So all new siding. Um, the kitchen is your old original, so 1980, right? So old dated white tiles, small cabinets that are old and dated. And, you know, you have old windows. So really, I would consider this home to be, it's a full gut, so it's a million $50,000, and someone's gonna go in and they're gonna need to rip the whole thing apart.
So they're gonna do a cosmetic remodel. They're probably gonna spend $120 to $150,000 a minimum on a rehab. So now we're going way over, but you know, the budget that we're, we're talking about. But let's just say you're gonna, you're gonna move in and you'll live with all this old dated stuff and you'll, you'll deal.
And you'll just, you'll pay for the roof and, you know, whatnot. But that's really what's gonna get you to live in a decent area. In San Diego, it's about a million bucks, and you're gonna have a crummy house that needs a lot of work, and it's probably not up to most people's, you know, living conditions.
And then I also pulled up an example to kind of contrast as far as what you can get for that million dollars here in Temecula. All right, so the Temecula home that I pulled up, it's, it's actually under budget. So, and it's actually, it's currently for sale. It's actually. On, on the market right now. So it's for sale, it's on Nighthawk Pass is the name of the road in Temecula .
It is listed at $950,000. So it's, it's under budget. It's listed by another broker here in town. It's not, it's not my listing. Um, this home is quite a bit bigger. It's, it's about, it's almost 3,200 square feet. So 3,150 square feet. So it's like double the size, more than double the size.
It's five bedrooms, four bathrooms. It's newer built in 2013. It is in probably the top Tracted home community in Temecula. So it's a super, super desirable location that's a part of Morgan Hill. Um, if it's not number one, it's, you know, the top three, right? So it's a very, very desirable area and it is completely move in ready.
So, uh, for $950 it's a, you get a big old home. It has very nice, beautiful flooring. Nice, beautiful kitchen. It's, it's updated, it's painted well, you know, it's got a really good sized single family lot. And it is in a top neighborhood. And again, it's double The space is for what you can get in, in San Diego.
And that's, that's really, it's really the draw, right? So you have those $2 million homes in San Diego, you can find something for a million bucks, but it's, it's old, it's dated, it needs a lot of work. That's if it's in a decent area, you know, if it's not such a great area, then it's, you know, maybe has some more finishes.
But you're not any type of Maybe not a safe area, maybe not a good school district, right? As opposed to the home here in Temecula. It's move in ready It's dialed in. You can just get so much more for your money over double the size, extra bedrooms. It's a newer, super desirable location. You know, if you have the ability to live here and you can deal with a commute or if you're lucky enough to work from home.
You can just get so much more for your money, live in such a safe area, be part of such a good school district. I think it just makes so much sense and that is why so many people decide that Temecula is the right place to be for them because it's just so much more affordable.
