All right, so this video is all about the top five reasons to raise a family here in the city of Menifee, California, and go over all about what makes Menifee so great and why so many people decide to make a move here. Let's go ahead and get into it.

We're gonna go over the top. Five reasons to raise a family in the city of Menifee and really what makes it so great and why so many people decide to make a move there.

So, um, again, we're gonna talk about the top five reasons to raise a family here in the city of Menifee. And really it's about, you know, what makes the area so great, right?
Why has it continued to grow and why do so many people decide to make a move to Menifee? Um, first, if you're not super familiar with the area, just kind of general lay of the land. So the City of Menifee was located in Southwest Riverside County. Um, so if you were basically. And you have the 15 freeway runs pretty north and south, uh, from San Diego up towards the LA area we can call it.
Then you have the 215 area, uh, 215 freeway that runs a little bit more northeast towards the city of Riverside. And that is where the city of Menifee is located. So you have San Diego County, you have the city of Temecula, you have the city of Murrieta, and then you have the city of Menifee is a little more northeast from there.
Um, they're all super, super close. Um, the reason people decide to make a move to Menifee is, you know we'll go over, you know, kind of some of the, I guess the, uh, advantages to the area and what makes it so great, but it's just a little more affordable, right? It's a little more affordable. You're a little bit further out from San Diego, um, a little further out, you know, from LA from Riverside, things like that.
Um, and really it's, it's a growing city that has grown a ton over the last. Really 15 years. It's been one of the fastest growing cities in California for the last decade, and there's a lot of construction going on and it's expected to continue to be one of the fastest growing cities in California for the next 10 years.
So it is an area that I have. I've had a lot of clients move to decide to purchase in, and really we're kind of gonna go over the reasons of what makes it so great and why so many people decide to make the move there. So, uh, reason number one is safety. So, uh, Menifee, this was not the case a few years ago.
It was not necessarily known as the safest city around, uh, but this last year we. Over the last couple years, I guess I should say, the city of Menifee has established their own Menifee police department, which has really, really, really helped the city become more and more safe. Um, there is, you know, the Riverside County Sheriffs, but having their own police department inside, inside the city limits has been a big, big help.
And actually this last year, they were actually ranked as the 18th safest city. In California, um, which is a huge, huge plus. Um, and so now you know, as the city has continued to grow, as so many people have decided to move there, as you know, there's a lot of families and you know, also it's a lot of retirees and things like that.
You now have a really, really good safety rating and really good safety history with that Menifee Police Department. So that is a big plus for people because that isn't how things used to be. You know, say call it 10 years ago, it definitely wasn't that, uh, wasn't that way. So that's the reason number one is safety.
Uh, reason number two is the affordability and just the overall price point. So. You know, in the City of Menifee right now, you know, we're, I'm filming this right at the end of 2025, but you know, you can buy the average home in the city of Menifee for about $560 to $570,000. So that's the average price point.
And if you compare that to the other parts of Southern California, like say the average home in San Diego is well over a million dollars. You know, the average home in Orange County, well over a million dollars and the average home in LA is well over a million dollars. And then even compared to the other, you know, surrounding cities that are a little bit bigger, like let's say Temecula and Murrieta.
You know, the average home in Temecula is now $800, $700,000. And then the average home in Murrieta is about, you know, $750 to $770,000. So, um, it is significantly less expensive to buy a home and live in Menifee compared to, you know, just not just the two surrounding cities, but really most other parts of Southern California.
So it's the affordability that really makes it so, you know, so desirable. And, um, you know, when you can buy the average home for $560,000, that's a big deal. Um, now I would say that although that is the average price point, you know, that's what the stats show to buy a home in Menifee. Uh, there is, uh, a large section of 55 plus homes in the city of Menifee.
And the reason I mentioned that those tend to be a little bit lower price point 'cause they're, you know, people wanna fix income, things like that. Homes in 55 plus communities are just less expensive. So that, I think that is kind of bringing the average down a little bit. I would tell you when I'm working with clients and we're buying homes or helping them buy homes in Menifee, really the average home is closer to about $600 to $620,000.
So, um, you know, it's a little more expensive than what the stats necessarily show, but still it's really, really affordable, especially compared to the surrounding areas. Um, you're still saving, you know, two to $300,000 over those surrounding cities and you know, you can still live in a great area.
So that's what makes Menifee so desirable. Um, reason number three that people decide to raise a family in Menifee is because it is a newer area. Um, it is, like I mentioned. Over the last 10 years, there's been a ton of growth. You know, it's been one of the fastest growing cities in California, and that's because of how much construction's going.
So these houses have been built over the last 10 to 15 years. Um, there's thousands of houses that are in the works now to be built over the next couple. And the plan is for that just to continue to grow and grow and grow. So not just the houses that have been built, but there's also a lot of infrastructure.
So from adding, you know, freeway off ramps or widening freeway off ramps to, you know, reworking a lot of the roads. You know, the City of Menifee has done a really great job to improve the quality of life for anyone that lives in the city and really has embraced the growth that they're going through.
Um, and not only that, you also have a lot of commercial development too. So a lot of shopping centers, retail centers, um, a lot of, you're starting to see some more entertainment places pop up, you know, restaurants. Things like that. Um, most of that growth has been off of their main road, which is Newport Road.
So if you look on a freeway, if you look on a map, uh, one of the main exits in Menifee is Newport Road. It's a big, big, huge, you know, giant road. So that's where most of the, you know, the retail and the shopping centers and restaurants and things are. But, um, as the City is continuing to be built out, that is, that footprint is starting to spread, spread, uh, wider and wider.
And you're seeing more and more areas developed. So, um, so it's, you have newer homes that have been built over the last 10 years. You have a lot of infrastructure and you have a lot of, you know, commercial development as well. And then what I deal with is because we are looking at newer homes, right?
Those tend to be the type of layouts that everybody likes to have, right? So, um, everyone likes watching, you know, HGTV and, you know, flip or Flop or all these different shows, right, that are out there. And so they're like seeing these open concept layouts that have, you know, big quartz countertops and white shaker cabinets or you know, any type of.
Any color shaker cabinets and um, you know, big expansive, you know, great rooms and all those different types of things. You know, stainless steel appliances. And a lot of times when we are looking at homes that were built 20 to 30 years ago, you're really not gonna find a ton of that unless someone has gone and, and remodeled the home themselves.
Those, that's, those are not the layouts that were popular in 1995. Right. Uh, but if you're buying a home that's built over the last 10 years, like. Pretty much all of Menifee has, then you're pretty much gonna be able to find exactly that type of stuff. So basically the homes are in style. They fit the type of layouts that people are looking for, they fit what's popular, and they fit in the type of home that people, you know, want, want to live in.
You know, they're, they're pretty, they're, they're open. Uh, they have all the, you know, the current fixtures and, um. You know, materials and, you know, slabs and flooring and all that type of stuff. And just because it's a newer area, it's, you know, really where people like to live and the type of home that someone wants to live in.
Especially when you're, you know, you're spending, you know, $600,000, $700,000 on a home, you, you can get the, uh, the type of cosmetic quality and, you know, look that you like and that's popular. So. I think that's a big thing. Uh, reason number four that people like to raise their family in Menifee is because it is an area that is still growing.
It is a really, really good bet on an area that's prime for appreciation. So, of course, you know, you never know what's gonna happen with the real estate market. You don't know if home prices are continuing to go up, or at some point if they're gonna con, you know, they're gonna start dropping, right. But. When you are buying a home in an area like Menifee, that's a newer area that has seen a ton of growth, that has a ton of development planned over the next 10 years, and it's affordable, so which means, you know, your alternative is to buying other areas that are quite a bit more expensive.
Anytime you're in an affordable area and it's a safe area, right? I feel like it's a really good bet for an area that's gonna be desirable long term, in which long term you're gonna see appreciation, home prices go up. Right? Um, you know, when you're, most other areas in Southern California are well over a million dollars when, you know, city of Menifee is still pretty affordable compared to those other cities of Murrieta, Temecula or the other big surrounding areas, you know, Corona or Riverside, anything like that.
It's still really affordable and it's nice. And it's desirable. I think it's a really good bet that long term you're gonna see home prices go up in Menefee. And because of that, I think it's a really good investment. You know, I think if you're looking for something that's affordable that you hope to appreciate long term, I think it's hard to find a better bet than menefee, especially if you're looking for an affordable price point to get into.
Um, and then number five, and really the, the fifth reason that makes Menifee so popular is because it has a great Southern California location. So. Like I mentioned, it's quite a bit less expensive than all the other areas in Southern California, or most all the other areas in Southern California, but you're still in a very, very central location.
So when you live in Menifee, you can still take advantage of all the other cool stuff that Southern California has to offer. So you're about, when you live in Menifee, you're about an hour away from most of the other parts of Southern California, so you're about an hour or so away. From getting out to the beach, uh, you're about an hour or so away from getting down to downtown San Diego.
You're about an hour away from getting out to the Disneyland area in most parts of Orange County. Uh, you're about an hour away from getting out to, out to the desert, towards the Palm Springs area, out that way. And then you're, you can still easily get out to LA as well. You're probably closer to about an hour and a half, two hours or so, depending on traffic.
And then you're about an hour and a half, two hours away from the local mountain range. So it's still a very nice, you know, central Southern California location where you can easily take a day trip and experience all the other cool stuff that Southern California has to offer. But on a daily basis, you can live in Menifee.
At quite a bit less expensive of a price point than those other areas, you know, have a very nice home, you know, that, that's newer, that has a great layout, that is in a safe area, safe location. And that I think is a pretty good, safe bet to appreciate long-term and continue to be desirable. So, um, anyways, I hope that list helps, but those are the top five reasons to raise a family in the city of Menifee.
