Alright, so this video is all about the five worst things about living here in the city of Temecula, California. Let's go ahead and get into it.

And this video is all about the five worst things about living here in the city of Temecula. I think I'm a really good source to be able to give you the right information here.
You know, I've lived in the valley for a really long time, so over 25 years now. You know, I went to high school out here. Now we're raising our family here, and I think I can give you some really good perspective on what it's like to actually live here and you know, what some of the worst things about Temecula are.

Alright, so we'll get into my list here. I guess I'll give you the disclaimer again. I've lived here in Temecula for a really long time. This video is about the worst parts about living here. I actually love living here in Temecula, right? I think we all get to choose where, where we live. I live here for a reason, because I think it's a great area.
This is where my wife and I are raising our children. We have two young kids, uh, that are in second and fifth grade, and this is where we plan to be here probably the rest of our lives, at least the next 20 years, you know, as we finish raising our kids, et cetera. I think it's a very hard place to be.
I can't imagine anywhere being a better quality of life, being here in Southern California, having all the cool amenities that are here, and being able to take advantage of all the other stuff that's around us. Plus our family's here. You know, I think it's a great place, uh, but.
Uh, the reason I'm creating this video is because it's not perfect for everybody. There's pros and cons to everything, and if you are thinking about making a move here, I think, you know, these are some of the worst parts. These are the worst parts about living here, and I think they will help if you can get past these.
These things, I think you can decide Temecula is a great place, or some of these might be deal breakers for you. So, um, anyways, hopefully it's good information, but again, I, I do love living here, so, uh, sometimes I get some comments from people that, uh, I'm kind of hating on, on the area and that's, that's just, that's not the case.
So, alright, so that I have my list one through five. Number one, I, I think most everybody would agree that the worst part about living here in the city of Temecula is the heat. So the weather throughout the year is mostly really, really nice. Um, you know, we get very little rain here, obviously, Southern California.
We are a little bit more inland than, like, say a beach city or something would be, we're about 45 minutes to an hour car trip, um, to the beach. So if it kind of gives you some point of reference, I'm sure you can pull us up on a map, you know, pretty easily. Uh, but we don't get a ton of rain. I think the stats show about 21, 22 days of rain per year on average.
It's not very wet. You know, we get very little rain, which is nice for a quality of life, right? Because, you know, you don't have a bunch of rainy days or no snow, nothing like that. You know, like different areas in the country are gonna deal with. Uh, but you know, the rest of the weather, the rest of the year, is still really, really good.
Um, the. Average temperature is between like 68, that's kind of more in the winter months, up to like 84. That's kind of those spring and fall months. Uh, but the downside and the worst part about living here is the summer. Um, so the months of August and September are the hottest for sure. Um, they show, like the stats.
As in the stats that they put out there, they showed the average temperature in August and September is about 93 degrees. Honestly, as someone that has lived here for a long time, that feels you know, when I think of summer, I definitely think, you know, mid nineties to a hundred over a hundred.
So, um, they show the stats about 93. On average, we will definitely get several days a year over a hundred degrees. So we might get up to a 100, 104, up to 105 occasionally even. So it's super hot. Um, I would say. You know, maybe three weeks a year on average, over a hundred degrees. So it, you know, it gets pretty uncomfortable.
Um, you know, I think when you do live in an area like this, it's more of a, you know, warm climate and, and it's hot. I think you get a little bit more warm blooded, right. So for me and, and my family, when it's 90 degrees out, we think it's like a really nice, you know, summer day. So that's like, it's really nice and comfortable and, you know, you kinda get used to that warm weather.
Um, if you are used to a different area, it's probably not the case, but I, I think you adjust over time and I get more comfortable with it. Just the summers are scorching hot. You know, there's no, no doubt about it. It definitely gets warm. Uh, you know, you get those days over a hundred and it's, it's just, it's hot.
Um, everybody here does have central air, air conditioning, so you know you're gonna have that. You can cool down. It's easy. Uh, but something that a lot of people don't realize is even when it gets so hot here and we have those heat waves. We're still not that far from the coast, right?
So even on a hot day, the temperature will still cool down quite a bit in the evening. So, for example, let's say it's a hot summer day. It's 95 degrees out in the middle of the afternoon. By about 4: 30, 5 o'clock we start getting a really nice breeze. It actually comes from the coast, so it kind of comes over the mountain range and starts to cool things down.
So by about 5:30, Six o'clock, maybe 6:30, the temperature really cools down. So even if it was 95, it might get to say. You know, 72 degrees by six o'clock at night. And so, the temperature really cools down in the evening. It gets super comfortable, so it's really nice. You can go sit out in, you know, in your backyard on the patio, you can go to a restaurant, sit outside on the patio, and it's really nice.
So even though it is hot during the day, it does cool down quite a bit. And, and that's a lot different as opposed to like a lot of areas that are just true, you know, just pure desert, like, say. You know, Las Vegas or Arizona or something like that, you know, where yeah, it gets hot, but it's, you go outside at nine o'clock and it's still, you know, 102.
You know, we don't have that. It does cool down quite a bit, so that makes it a lot more palatable, palatable. But the, uh, the heat, it gets hot in the middle of summer for sure. It's definitely the worst part about living here. Uh, number two, uh, on my list, the worst part about living here in Temecula is the lack of high paying local jobs.
So if you're not super familiar with the area. Most people that live here in Temecula do not work here. Uh, most people live in Temecula and they commute, commute out for work. So there was really more of a bedroom community for a really, really long time. So most, what most people do is they buy a home here, and they choose to live here because it's so much more affordable than the other parts of Southern Calif, Southern California.
Right? So as opposed to, say, living in San Diego or LA or Orange County. Where the average home is, you know, over a million dollars. You know, and it's probably a, you're probably gonna get a small home that's old, that's dated, probably not in a great area. You can buy a home here in Temecula. The average home is like $850,000, but that $850,000 home, it's gonna be, it's big.
It's probably close to 3000 square feet, four or five bedrooms. Get a nice big yard. It's newer, it's probably built like 2000, 2005, something like that. And so you can get, you just get so much more for your money, right. You can find homes here starting probably in the mid sixties, you know, closer to seven.
Um, so it's not an inexpensive area by any means, but you do get so much more for your money here in Temecula as opposed to, you know, those bigger cities, San Diego, la, orange County. And that's why so many people decide to live here. And a lot of the sacrifice they make is they live here and they commute out for work.
And that's because there's not those big employers here locally. Um, you know, nowadays, you know, obviously. Post COVID, a lot more people are able to work from home. You know, whether that's full time or they work remotely two or three days a week. If that's the case, then that would take away, you know, some of the biggest pain points that people have about living here is the commute.
Because the average commute time for somebody, they put out stats that are, the average commute's about 40 minutes. For the average person, uh, that is not my experience. That's not the experience that I see my clients have. That's not the experience that I see my friends and family have. I think most people on the average are commuting about an hour and a half, hour and 15 minutes each way.
So it's a pretty hefty commute. You know, say if you're doing an hour each way, that's an hour in the morning, hour at night, it's two hours a day on the road. You know, that definitely eats into your quality of life. If you're doing that five days a week, it's not super fun. You know? Um, people make a sacrifice and they do what they want, what they need to do for their family.
Uh, but if you are lucky enough, we can work remotely or find if you do have a local job. It's gonna take away, you know, a huge, huge pain point for people if you're able to do that. Uh, but the truth is most people do make the commute. So just think about what that job situation's gonna be for you if you are gonna be making a move here to, to mecca.
Uh, and that takes me into number three as far as the, you know, the three. Number three on my list of the worst things about living here in Temecula. And it ties into not having those local jobs, and it is the traffic and the commute. So, um, it is, you know, that's from people on a daily basis, having to make that hour, hour and hour and 15 minute commute to San Diego, to Orange County.
And if you're going to LA it's definitely even further. Um, but even then, beyond that. The commute, even on the weekends now, as the population has, has grown so much, there's still a good amount of traffic. Even on the weekends, you know, on Saturdays and Sundays, and especially in the early part of the day when people are headed out of town, they're heading out to the beach, they're heading down to San Diego, wherever it is they're going.
You know, there is a lot of traffic for sure. Um. You know, it really, the way I look at it, it's about an hour. You're about an hour away from all the other cool stuff that Southern California has to offer. So say if you're gonna go to downtown San Diego, you're about an hour drive away. If you're going to Disneyland, you're about an hour drive away.
That's in Orange County. You know, in Anaheim, if you're going to the beach, you're about an hour or so away. Um, and I say after you factor in all that traffic, you know, you're, you're about an hour, you know? Um, the map will probably show you, it'll be closer. But you know what, I think what most people experience on a daily basis.
It is really about an hour. And you know, just as the area's grown as the freeways get more and more jammed. I mean, we are Southern California, uh right. There's always construction on the freeways. It's just affecting the quality of life for people. A lot more just the general traffic that we have here in Southern California, especially if you're making the commute.
Uh, number four, for me, as far as the worst parts about living here in Temecula, I mean, we are in California, we are obviously Southern California, and with that there comes a lot of California politics and red tape that can be a little frustrating to, to, to live with. So, I mean, maybe this is a little bit of a gray area for me to talk about, but you know.
Definitely don't want to give off my political opinions to, to people, uh, nor should you care what, what mine, what mine are. But there it is definitely a fact that when you live in California, there are some things that are done that are, you know, a lot of people will, will complain about. So when you live in California, you're gonna have higher taxes.
I think most people realize that you have one of the highest state income taxes. In the nation so that if you are moving from another state and you don't pay state income tax and you're gonna pay 13% here in California, well you gotta pay attention to that. So you, you have higher taxes. Uh, not only that, you know, the taxes on, you know, as far as sales tax and different fees and things that they charge.
Um, it is, they're definitely going to, you know, they're gonna be, uh, it's a factor and something, something you gotta, you gotta think about. Um, and then not only that, you know what, what we see too is living here, because I lived here for such a long time. When you're living in California, there is a lot of different red tape to deal with. Anytime you're trying to do, uh, any type of projects or development or anything like that.
Yeah, that's something that rolls into many different things on a day-to-day basis. But like say for real estate, like I have a lot of clients that say they're looking to develop a lot, you know, they wanna buy a piece of vacant land and they wanna build a house on it. Right? Well, there's just a lot of red tape.
To get around all that. You know, there's a lot of permitting fees that have to be done. They're much more than other cities and other states are gonna have, um, the process and the inspections that have to be done. The timeliness or lack of timeliness with that can be really, really difficult to deal with because of how things are backed up and just how the process is.
Um, and so it's just a very high cost because, because of all the red tape that is there, because you know, the minimum wage is higher, so the workers are higher, so that drives up the cost every. The cost to do everything, everything's just gonna be more expensive. And so I kind of lump all that into, Hey, when we, because we live in California, because of some of the political climate and some of the, some of the things that are in place, you know, just things are gonna be, it's gonna be more expensive.
You're gonna pay higher taxes, you're gonna be higher income taxes, and you're gonna have some more red tape and extra fees and longer timelines to deal with all those things, which could be little. Can definitely be frustrating for people for sure. So it's frustrating for me. Uh, number five on my list is, you know, as far as the worst things about living here in Temecula is, as the area has grown, it is no longer a cheap and inexpensive area to live.
You know, it has, it's really grown so much. You know, there's a couple, you know, over a hundred thousand people now that live here in the city, and then a couple hundred thousand people if you take around, you know, take into account some of the unincorporated areas as well. So much more development, shopping centers.
You know, from the wine country that is so developed, there's over 50 wineries out there from a big, huge casino that's out here now that's a big revenue driver from a big old town area. It's just everything has grown so much. And with that, this area is as a home, uh, to buy, buy a home in the average home price has gone up.
Pretty drastically. So the average home in the city of Temecula now is about $850,000. You know, years ago there was a big cost savings to live in Temecula as opposed to like say San Diego, LA Orange County. But as the area has grown so much and because there's such a great school district that's here, that cost difference has shrunk quite a bit.
So I kind of went over the averages earlier, but you know, the average home tobacco is 850. If you're gonna buy an average home in San Diego, it's about a million, maybe a little bit more. Uh, so it's, you know, it's not super significant. It's a 15% difference, right? So it's not a huge difference price wise.
However, you do get a lot more for your money here. For sure. So again, that million dollar home in San Diego, it's gonna be old. It's probably built in the sixties. It's probably 1300 square feet. You know, it's probably, uh, has old plumbing, old roof, you know, old electrical. So you're gonna have a lot of like maintenance issues there.
Right. And you probably don't live in the safest of areas, you know, at an in, at that price point in San Diego as well, as opposed to here in Temecula. You know that eight 50 is gonna get you a big old house, probably 3000 square feet. It's newer, probably about in the last 20, 25 years. That means newer constructions, tile roofs, you don't have, you do not have electrical problems, you do not have plumbing problems.
You know, you might need an ac, but it's just. There's just a lot. They're newer and you don't have a lot of those old maintenance concerns that you do with a house that's, you know, 65 years old. Right? Um, not only that, but you are in a super, super safe area. Toula is constantly rated as one of the safest cities in the nation, and you're gonna live in a great school district.
So Tome Valley Unified School District, super, super, highly rated. And even if you don't have kids that are school age, that is still a really, really good sign, uh, for long-term appreciation to be a part of a good school district, because that's probably gonna be a desirable area for the foreseeable future.
So, um, it's, this area is just more expensive than what it used to be, but, uh, what the alternative to that is a lot of people do start looking at some of the surrounding cities that are a little bit less myriad is a little bit less expensive. Menifee. Wildomar. You know, Lake Elsinore or Winchester, those are all areas that are gonna be a little bit less expensive if you are looking to save a little bit of money on, you know, what your, your home is gonna cost.
