Alright, so you are gonna wanna avoid making a move to the city of Winchester, California unless you can handle these six facts. I'm gonna go over the worst parts about living here in Winchester and hopefully give you the right information so you can decide if living in Winchester's the right thing for you and your family.


Let's go ahead and get into it.

I'm gonna go over the six things that you need to know about Winchester before making a move here. If these are deal breakers for you, it definitely gonna be a reason to not make the move here.


And really, I think these are gonna be the six worst parts about living in the city of Winchester. So, um, again, so we're talking about the worst parts about Winchester.


I guess first I will start, start, start with the pros and really what puts the city of Winchester on the map for people I and why people. People decide to make a move there is because of affordability. So right now, the average home to buy in the city of Winchester is right about 650 to 700,000. So if you compare that to, you know, other parts of Southern California, San Diego, la, orange County, you know, they're well over a million dollars is your average price point.


And then even some of the, the smaller cities that are close by, you know, like Temecula and Marietta. You know, the average home in Temecula is 850 plus. You know, the average home in Murrieta is 750 plus. So you can easily save an extra a hundred, 200,000 by just moving to Winchester, and that becomes a big draw for people, right?


Um, it does not come without its cons. There's always gonna be pros and cons, but the biggest driver for people living in Winchester is gonna be because of the affordability. You can just get more for your money. It's still a really nice community, you know, than, than, but you can get more for your money than what you can in other areas.


Um, and then I'll, I'll just kind of tell you kind of my, my experience. So I actually, I have lived in Winchester for a long time. So, um, I lived there for about 10 years or so. My parents bought one of the original tract homes in the French Valley area. Um, so I am talking from experience. We lived there for about a decade.


Um, I've. Been here in the valley for about 25 years. So between Temecula, Winchester, Marietta, and now Temecula again. So I think I can give you guys a really good perspective on what it's like to actually live here. Uh, but the, the city of Winchester is a growing area. You're gonna see a lot of new construction, but the biggest draw, the biggest draw to people is just gonna be the affordability and that you can get so much more for your money.


So, but I'm gonna go over the six worst parts about Winchester and hopefully it's good. Good information for you guys. So, um, number one is, it is a hot, hot place to live. Um, you know, there's, there's no doubt about it. You know, the average temperature in the middle of summer and August and September is gonna be about 93, 94 degrees.


Um, it is definitely hotter than other parts of Southern California. Like, you know, San Diego, la, orange County of course, but even compared to like Temecula and Marietta, it's significantly hotter. It's probably 3, 4, 5 degrees hotter on average and it doesn't tend to you, you don't tend to get the same breeze in Winchester that you do in some of those other cities as well.


So, um, it's definitely hot. It's definitely gonna be, uh, you know, it can be unpleasant at times. You're gonna get a heat wave in the summer. Uh, over a hundred, you'll get up to 103 hundred, 405. Um, I've seen a couple days up to 107, you know, which is, which is pretty miserable outside. Uh, but everyone of course has central AC so it is, it's relatively easy.


You stay outside, crank the air. At night, it does cool down a good amount. So it can be comfortable, but it's still gonna be hotter than some of the surrounding areas like Temecula, Marietta. So just something, something that you gotta know. Uh, two is the price point and really the city of Winchester now has become pretty expensive compared to what it used to be.


So, um. Right now, if you look at Winchester on a map, it's a very, very large area. It's a very, uh, large acreage, right, big square footage footprint, right? And because of that, if you look at that map, there's a ton of rural area, so it is. Very much a growing city. There's a ton of construction that's going on right now, uh, that's from new home construction to, you know, a bunch of, uh, you know, commercial construction for shopping centers.


Uh, there's some schools that are being built, et cetera. It's just, it's a developing area. So Winchester is really split up into two different sections. You have your southern section, which is more that French Valley area, and then you have the northern section of Winchester, uh, which is kind of more on the border of like heme, menifee.


Uh, that's kind of your, your nor North, north Winchester. So, um, that's where a lot of the new construction is, but even that's in that southern southern section. There's still a good amount of building that is going on and, and really it's been that way. I mean, I, I moved to Winchester, you know, 23, 24 years ago.


Right. So, and since then it's basically been nonstop construction. Um, it is continuing to go on. Now there's shopping centers that are being built. There's like a target center that's supposed to be under construction right now. There's a lot of building that that they're doing. But because of all the building and all the growth, the price points have definitely gone up quite a bit.


And I, and I guess that's just the general real estate market, right? I mean, over the last decade, all home prices have gone up a good, a good, a good amount. Um, but now the average home in Winchester is right about 650,000. Just a little bit over that. But you can definitely find Tracted homes in Winchester.


That are a little bit larger, a little bit nicer, a little bit newer, up to 800, 850, even $900,000. So it is not an inexpensive place to live. Um, it's definitely is a lower barrier to entry, a lower price point than some of the bigger cities like Teec. Marietta. But, um, you know, it's still, you know, if you compare to your national average home price, which is about 400,000, it is still quite a bit more expensive than that.


So just some, just something to know. It's not really that cheap of an area anymore. Uh, number three, uh, with be, if you live in Winchester, because of all the growth that it's going through, because of all the development that's currently happening, and because. That it's not fully developed just yet. If you live in Winchester, you're gonna have to make a lot of trips down into the cities of Temecula and Marietta.


So these aren't terrible commutes. You know, they could be anywhere from 15 minutes to 20 minutes, 10, 15, 20 minutes to town, right? Uh, but you're gonna be going up and down Winchester Road. There's a lot of traffic on that road. Um, and it can definitely be a little bit of a, of a nuisance. So again, the pro to living in Winchester is you can get more for your money.


You're a little bit further out. You can get a bigger house, you can get something newer, you can get something less expensive. The con to that is, you know, there's not a ton of shopping centers. There's definitely no mall. There's not like a ton of entertainment options. There's like a nice library that they built, you know, they are building like a K one racetrack, but other than that, there's not like.


Much entertainment. You know, there's like a bar, you know, there's just, there's just not it. It's building, right? It's developing. So because of that, you're gonna take a lot of trips down into Melet, in, into Marietta. And after, you know, a while, after six months, a year, two years, that can start to wear on people.


So I have had clients that have bought in Winchester and just like, Hey, I feel like it's too far out and we need to sell. We need to get closer to town. So that can definitely happen. So definitely something to pay attention to and to decide if, you know, living a little further away from all the other conveniences of a, of a city and in a, in a large town is, is worth it for you.


Um, but you know, that's just something you gotta know. You're gonna take quite a few trips to Marietta. I. And Temecula. Uh, number four is the jobs. And this truly applies to not just Winchester, but any of the surrounding cities here in Southwest Riverside County, but there's just not a ton of local high paying jobs.


So most people that live in Winchester either work from home. Uh, or they're gonna make a commute to one of the bigger cities, like to, like actually like San Diego, orange County, or la. So there's, it's a big tracted home community, right? It's really a bedroom community in Winchester, but there's not like a ton of big employee employers.


Right. And that's even the case in like Teec and Marietta. You know, there's plenty of medical, there's plenty of schools, there's plenty of, um. You know, those types of jobs, you know, restaurant jobs, stuff like that, you know, shopping, things like that. But as far as like a big, massive employer, there's no like tech company.


Uh, there's no, uh, you know, just massive, massive manufacturer or anything like that. So most people that live in this area. Work from home or they're gonna make that commute. Um, so it's something that you got, you gotta think about if you're gonna move here and into Winchester specifically, is you're probably gonna spend some time, time on the road if you're not gonna be able to work, work from home.


So something to, something to consider. Uh, number five is the location. So. A lot of people when they decide to buy in Winchester, they do that because maybe they've been pushed out price wise from Temecula and Marietta. Right. We talked it's, it's a little bit more affordable, which is obviously a, a good thing.


Uh, but one of the cons to that is because you are a little bit further out, if you are gonna be a commuter, you are quite a bit further away from the freeway. So you can look at it on a map and it just kind of looks. You know, just a couple streets over and you're in Winchester. It's not quite really that, that simple.


Um, honestly, if you live in Winchester, your commute to the 15 freeway, which is the main freeway in the area, is probably gonna be anywhere from 15 to 25 minutes. So, and that's one way. So if you're, if you live in Winchester, let's say it's a 20 minute commute from your house to the freeway, and let's say from the freeway to your job in Escondido is another 30 minute commute, well now all of a sudden that 30 minute commute has turned into 50 minute commute each way.


So it adds up quite pretty fast. And some people, you know, are getting closer to an hour and 15 hour and 20 minutes on the road. So it depends, depends where you're going and what time you have to make the drive. But it is important to know if you're gonna live in Winchester. You're quite a bit further away from the freeway.


So if you're gonna be commuting, just think about that on an overall location. Make sure you're okay with what that's gonna mean for you and your family on a, you know, overall quality of life. Uh, and then number six, uh, the Winchester, like we talked about is it is a developing area. It is still growing, and it will probably be that way for the next decade at least.


So, um, that's something that you would want to know if before you, before you move there. There's gonna be a lot of construction. There's gonna be new home communities going in. There's gonna be new development that's going in. There's gonna be road construction. There's gonna be, um, you know, a bunch of, uh.


Grading going on, it's constantly road work, et cetera. And those things are just the nature of a growing and developing community. But that is smack dab in the middle of where Winchester is, and that's what it's gonna be, you know, for the foreseeable future. So there's a ton of building that's gonna continue to happen.


Um, you just gotta make sure you're okay with that. As far as your, your quality of life, it's not gonna be a huge issue for you. Um, you know, I'm sure that will be a good thing for home values long term. I'm sure as the community continues to develop, as roads are continue to be built, uh, that'll just make that area more and more desirable and help make home values, property values go up over time, but in the meantime you're gonna have to deal with some inconvenience and it's just something you're gonna be aware of.
