Alright, so this video is all about what's changing in the city of Menifee, California here. In 2025, I had a chance to go to a city managers meeting and they laid out their plans for the city over the next 12 months. They laid out all the cool projects they have going on, talked about all the new developments of the new shopping centers, and then all the new things that the city has in store.


So let's go ahead and get into it.


Hey guys. Hey again. My name is Justin Short. I'm a realtor and team leader with the short real estate team here at Keller Williams in Temecula, California. And this video is all about the city of Menifee. Uh, this is continuing our series. If you hadn't watched the others, basically I had a chance to go to a big city managers meeting and hear from all the city managers from the surrounding cities.


They laid out their plans over the next 12 months. They talked about all the new projects they have going on, the new infrastructure that's going in. Uh, they bragged about some of the cool stuff that each city is doing, and I thought it was really good information. So I created a video about. Each of the cities.


So if you haven't watched Temecula and Murrieta yet, they've already posted over the last couple weeks, and then we have another video coming that'll cover the City of Lake Elsinore. So, um, hopefully it's good information for you guys, you know, but before I can get into all the details, if you are liking real estate videos like this, please do me a favor.

So, um, you know, obviously that's how we earn a living. So I'd love to be a, a resource and be the, be the right, the right fit to help you. So. Um, we'll go ahead and get into, get into all the info. So, uh, kind of where they started. Well, so the city manager came up and kind of talked a lot about the city.


Um, you know, I'm gonna go over kind of. Recap, basically their conversation. You know, they originally started rattling off a bunch of stats and a bunch of new information, at least to me, about Menifee and some of their rankings and, you know, all that type of stuff. And then they talked about all the projects and everything that they're working on.


So. Uh, the first thing they talked about was the population, and I did not know this, but Menifee now has the highest population here in Southwest Riverside County. So, uh, they now have 111,000 people that live in the city, and they're actually expecting that to increase over the next two years, about 5.8%. So, um, basically what they're saying with all the new housing units, you know, the new construction that's going on, that's what they're expecting.


So that that's. Really over 10,000 people that they're planning to move to Menifee over the next, uh, over the next couple years. So, um, that's pretty big, it's a pretty big jump up. Uh, the average household income has really gone up quite a bit for the city as well. The average household income for the city of Menifee is now up to $118,000, which is quite a bit higher than it was a few years ago.


Uh, also the. Average age. So the median age for someone that lives in Menifee is now 36 years old. And this is something they actually spent a few minutes talking about because that is a number that has dropped down a ton from where it was 5, 6, 7 years ago. So if you guys don't know much about Menifee, really where it started, um, you know, when before it was Menifee, really that whole area was.


Was known as Sun City. Um, and really it's just a Sun City was a huge, massive retirement community. So 55 plus community, um, that's all now been annexed into Menifee, but even. Since that's happened, there are several 55 plus communities in the city of Menifee. And because that the average age has always been a little bit higher.


Um, so with all the new construction and all the new, uh, all the new builds and all the new infrastructure structure that they've built, that they've put in, um, the average age has dropped a ton. So that's a ton of, um, younger people with. You know, a lot of 'em have families or kids or all that type of stuff, um, that have moved into the city and have really changed the demographic quite a bit.


And what, what they mentioned is the number one reason that their population has grown so much and why they've seen so much of a new construction boom and why, why the demographics have changed so much is because of affordability. And that's definitely a hundred percent true as far as what we see as real estate agents.


So right now, if you just look at the, you know, surrounding areas. You know the city of Menifee, the average home you could purchase for about $ 550,000 to about $600,000. And there's definitely more expensive homes and there's less expensive homes, right? But when your average price point's right about $ 550,000 and you compare just the next city over in Murrieta, that's like the mid seven hundreds, the next city over is Temecula.


That's the mid $ 800,000. And then you compare to these big cities in Southern California that are well over a million dollars for your average home. You know, buying a home in Menifee just is so much more obtainable, especially for first, first time buyers and just overall affordability. So, um, I.


That's one of the reasons why, you know, there's such a population boom. Why Menifee has continued to be, and this is something they mentioned, uh, Menifee has been one of the fastest growing cities in the state of California and they've been that way over the last decade. And really they are expecting that to stay that case and continue to be the case over the next 10 years.


So, uh, they, they also mentioned that their. Planning to be at, they're planning to have over 125,000 residences by the end of the year. So I think that includes like Com apartments and all types of different living situations. Um, but like we talked about, the population overall is gonna continue to grow and you're gonna see more and more growth in Menifee.


So, I mean, as far as an investment opportunity, I think Menifee is a really good fit for people. Just because of the affordability, right? And because of how much construction is happening and, and how you're gonna see that area continue to grow and grow. Uh, they also mentioned something that was, I was actually really surprised at, uh, because we always talk about, you know, safety and we really think about Temecula as being such a safe city.


We think about Murrieta as being such a safe city and they are. The stats show that, but Menifee now was just named as the 18th safest city in California. So, um, that's, that's a big jump. I have never heard them win any type of award or anything like that. Um, so that's something they're really proud of.


If you don't know that, you know, Menifee actually opened up their own police department over the last few years. They've really grown that. They've hired more and more police officers and, um, more and more, uh, they've put more money into that department as far as more resources and, and cars and, um, you know, call centers.


All, all types of different stuff. So, um, that was a big thing for them is Menifee is now the 18th safest city in California. Alright, so the next thing that they talked about was the infrastructure. And they talked about all the recent projects that the city's been working on, what they have going on now, and then what they're planning on working on in the near future.


So we talked about Menifee, right? It is such a big growth area. It's been one of the fastest growing cities. Over the last decade, and it's going to continue to be that over the next 10 years. But with that, the city itself, the county, and really the state of California, have invested a ton of money into the city to make sure the infrastructure's in place to, to support all the growth.


So, um, they rattle out a bunch of stats and kind of what they mentioned is there either has been. Or is in progress or will be a total of $740 million invested across nine key project categories to promote the city and and invest in the city. So really one of their main goals was to make it easy to access.


This makes transportation a lot easier, to be able to maneuver from the east side of Menifee to the west side of the city. And if you've ever been to Menifee before, it can be really tough getting Over from one side to the other because there's a big freeway. The 215 freeway basically splits the city right in half, and that causes for very few access points to be able to get over and across the city.


Um, so one of the things that they're most proud of is, last year they opened up the Holland Road, Holland Road. Overpass. Um, so that that was completed and that made ano, that gave another access point to be able to flow traffic over from one side of the freeway to the other. Um, that makes things a lot easier.


It makes things even easier for me as a real estate agent, just 'cause we do so much driving around town, right? And it takes a lot of traffic away from some of the main roads that are like on Newport and on Scott. So that, that was a big thing. Um, they said there was a total of 194 projects that either they started or they completed or are still under construction in 2024.


So that's a ton of different projects, 194 projects. Um, they talked about the Holland overpass. Uh, they talked about the fire station number five that they opened, so that was something they were proud of. Um, and then they also have a big amphitheater, so that's a Central Park amphitheater, um, that is.


Groundbreaking is expected to happen by the end of the year, and hopefully it sounds like they're hoping that'll be finished up sometime next year in 2026. So, um, I didn't know they were even working on that, so I think that's kind of a cool thing. And with that, they talked a little bit about just like a total, a general social infrastructure that they're trying to put in.


So this is something Menifee doesn't really have, a ton of, you know, they have some shopping centers and they have a ton of houses, but there's really not much of like a downtown area or like a real central hub or anything like that. So it's really what they're hoping that this social infrastructure will be able to.


To create. So they talked about the amphitheater, you know, that they're working on. Um, they talked about, you know, some general facilities that they're trying to create and build to really bring the community together. Um, and they've done a lot of that over the last few years. They mentioned, you know, in the past they had about 20 community events per year.


They're now up to 44 per year. So it's almost one a week now that the city's able to put on. Um, but they're really trying to create more of like a downtown area. Um, and they talked about the new Menifee innovation district. So this is something I have not seen any, any information about, but, um, this is a new area that they are working to try to develop.


It's more towards the southern section of the city. So it's right on the border of Murrieta and Menifee just south of Scott Road. Um, on the west side of the freeway, there's a big open area and they called it a 300 acre development area. Um, it's right near the city of Murrieta and really they're trying to work on some type of like


Work slash living concept. So some type of like a vertical, uh, vertical building, um, which Menifee really has none, none of right. So a little bit more of like a city type of building where there's some type of retail or restaurant down below, and there's living upstairs. So whether that's. Some type of a condo or apartment, you know, whatever that may be.


Um, they're really open for ideas. They are wanting developers to pitch them on different ideas and really find out what would be the right fit. Um, so they actually encourage the realtors, you know, hey, if, if you know anyone that is looking to do this type of development to please, you know, introduce 'em to us and, and make an introduction.


Um, it's not gonna be a short term thing. It's something they're hoping to really build out over the next 10 to 15 years. Uh, but it was, I thought it was kind of cool and I thought it was good. Uh. Good, good information. Um, they did also talk about the big courthouse that they have that's, uh, under construction.


Um, so there's a $90 million dollar courthouse, uh, that they're putting in, in Menifee. They have their groundbreaking. Um, so it'll be a courthouse, it'll have a bunch of office buildings and uh, I'm sure mostly like legal type buildings, that type, that type of stuff. Uh, they did also talk about, uh, menifee tv. So the city has created its own TV channel.


Um, I don't, I assume maybe get on Roku or something like that. I don't know they didn't talk about how you access it, but, um, it has its own television channel that talks about. It really highlights the city. So the idea is being able to tell the residents, you know, what's going on, um, what new events are going on in the city, and really highlight the stuff that they're doing on a weekly basis to, you know, create all those events and, and have things for people to do to create a little bit more of a sense of community.


So. Um, and then really what, what they talked about is they're really one of their goals right now as a city is to try and stay patient while the city continues to properly plan for all the growth that's happening. So they're really proud of themselves and how much they've grown over the last 10 years, and how they've been able to still keep a little bit of a small town feel and still keep, you know, keep the area safe and is getting these safer ratings, etcetera.


But over the next 10 years, as. All the, the new construction really starts to fill in there, starts to become less and less vacant land to make sure the city still is, is a nice area, is a safe area, and doesn't grow too fast, too quickly and lose, you know, that, that sense of community. So I thought that was kind of some cool stuff they went over and some new things that I did not know about.


All right. And then the last thing that they talked about was some of like the new shopping centers and new, like private development that they have going in. So, uh, this would be stuff that, you know, the city's not paying for, right? These are private developers that are, that are coming in. Um, they're, they're this, I was actually kind of surprised 'cause over the last few years this has been the majority of their talk points are all these new shopping centers and stuff that are coming into Menifee.


Um, this year they just kind of breezed over it a little bit. So it seems like not as much going on this year as there have been. In the past. So yeah, it's just a sign of the overall economy and kind of what's going on. 'cause these are all, you know, private businesses that are doing this. But, um, there is still a good amount.


So they mentioned there's a total of 165 active projects going on in the city, and that includes, you know, new home developments, shopping centers, retail, um, you know, commercial centers, all the industrial, all that type of stuff. Um, and they are currently navigating over over 14 million square feet of commercial and industrial development.


So, um, I guess that does seem like a ton. So, but maybe it's, they just didn't name off each project like they've done in the past. Um, but you know, over 14 million square feet, that's still a lot of building that's going on and a lot that they're, they're trying to develop. And of that about 5 million of the square feet is in their new industrial development area.


So, um, this is gonna be in the northeast portion of Menifee. It looks like to me, on a map. It's kind of on the border of where like, you know, Homeland was before or romoland. Um, and that's something that's really, they pegged as more of an industrial use area. So it looks like, you know, there's a ton of space over there.


It's over 5 million square feet. Um, and like, looked like they showed some renderings, but it looks like they're in all different stages of development there from just breaking ground to some buildings going up, et cetera. And again, they talked a little bit more about, you know, trying to develop that downtown area and try and get a little bit more of a tourism drop.


Um, you know, that's something that they, they haven't necessarily capitalized on just yet. You know, Temecula is really the biggest city here locally. They have a ton of tourism. They definitely have a huge, a large thriving downtown area. Murrieta has a little bit of that and, you know, trying to do more.


And then, then if he really doesn't have very much, and it looks like they're really trying to get that going. As a continued city, as the city continues to grow. So, um, anyways, that was, that was really the end of the meeting, uh, on the Menefee side. I thought it was some good information, there was some good stats, um, some good things for me to know as a real estate agent.


And even for someone that lives here locally, there's a lot of things that I didn't know were going on, um, that are, that are I think, cool to know that's gonna happen over the next year or so.
