If you've been watching new construction pop up on the west side of Temecula and wondered what's going in, Glenwood at Altair is one of the communities worth a closer look. It's a collection of brand-new attached homes inside Altair — the master-planned community near Old Town Temecula — and in this tour I walk you through three distinct models so you can see how the layouts compare. Here's a full rundown of what Glenwood offers, plus the things I'd want any buyer to understand before falling in love with a model home.

The homes: three-story paired homes by Brookfield Residential

Glenwood is a "paired home" product — what a lot of buyers call a twin home. Each residence is attached to one neighbor and built over three stories, which is how Brookfield fits a good amount of living space onto a compact, lower-maintenance footprint. The Glenwood collection includes four floor plans, and here's roughly how they stack up:

Plan 1 is the smallest at about 1,767 square feet with 3 bedrooms. Plan 2 steps up to around 1,922 square feet, Plan 3 to about 1,981 square feet, and the "3Y" plan to roughly 2,010 square feet — and those three larger plans each offer 4 bedrooms. Across the collection you're generally looking at 3 to 4 bathrooms. Because these are three-story homes, the floor you live on day to day, where the bedrooms sit, and where that entry-level flex space lands will differ from plan to plan — which is exactly why walking the models (or watching the tour above) is so useful.

On the features side, every home comes with a direct-access garage that's pre-plumbed for EV charging (you add the charger), an included solar panel system (lease or purchase required), central HVAC, and Low-E dual-glazed windows — the kind of energy package that's now standard on California new construction.

Pricing: what Glenwood at Altair costs

At the time I'm writing this, Glenwood homes start from about $594,000. Base pricing on the four plans runs from the low $590,000s into the mid-$600,000s, and the quick move-in homes the builder had available were listed up to roughly $663,000. One thing I always remind buyers: new-construction pricing, incentives, and available homesites move around constantly, so treat these as a snapshot, not a quote. If a specific plan or move-in date matters to you, let's confirm the current numbers directly.

The Altair community around it

Part of what makes Glenwood appealing is where it sits. Altair is a master-planned community on the west side of Temecula, tucked close to Old Town — so you're minutes from the restaurants, events, and walkability that make Old Town one of the area's biggest draws. Within Altair, residents have access to amenities like a private Resident Overlook Club and a series of parks, including Overlook Park, Canopy Park, and Vista Santa Rosa Park. You're also a short drive from Lake Skinner, Pechanga, and Temecula's Wine Country. If you watched my guide to moving to Temecula, this is the kind of location that tends to land well with people relocating from out of state.

Who Glenwood at Altair is a good fit for

In my experience, paired homes like these tend to work well for a few types of buyers. First-time and move-up buyers who want brand-new construction — with the warranty, the energy efficiency, and nothing to renovate — without the price tag of a larger single-family detached home. Buyers who value a lower-maintenance lifestyle and a location close to Old Town over a big yard. And people relocating to Temecula who want a turnkey home and a built-in community feel. The three-story layout isn't for everyone — if stairs are a dealbreaker, that's worth weighing — but for the right buyer, the trade-off buys you newer finishes and a better location for the money.

A few things to know before you buy new construction

New construction is a different process than buying a resale home, and a couple of points are worth planning for. Bring your own agent on your first visit — the sales team in the model home represents the builder, not you, and having your own representation doesn't cost you anything as the buyer. Factor in HOA dues and any Mello-Roos / special tax assessments, which are common in newer Temecula communities and affect your true monthly cost (the builder hadn't published final Altair HOA figures as of this writing, so get those confirmed). And think about timing and incentives — builders often have lender or closing-cost incentives on quick move-in homes that can meaningfully change the math.
