Alright, so in this video we're gonna go over the top gated communities here in the city of Temecula, California. There's not a ton here in the area, but I'm gonna go over my favorites and really what I think makes 'em so great. Let's go ahead and get into it.

And in this video we're gonna go over the top gated communities here within the city. Uh, there's not a ton of neighborhoods here close by, but we are gonna go over my.
Five favorite gated communities here in Temecula, and I'll give you a little information about 'em. You know, what type of homes you'll find in there. And really, you know, what I think makes it so great. But before I get, get, get into all the information. If you are liking real estate videos like this, please do me a favor.

Obviously, that's how I earn a living. So I would love to have the opportunity to help you, you, and your family. So, uh, I'd love to hear from you. Cool. All right, so I'm gonna get into my list here. Again, we're gonna go over the top five gated communities here in the city of Temecula.
And I, I guess I'll, we'll kinda start here. So, like I mentioned before, there's not a ton of gated communities here. Um, this is a question that I get a lot from people that are relocating here, especially if they're coming from like a bigger city or just, I guess just different areas in general where gated communities are more common.
Um, you know, I'm sure, I know a lot of cities are out there where. 80% of the communities are gated. Right? And you know, or 70% or whatnot here, there's just a handful. I mean, I don't know how many different tract home communities there are. There's probably, I don't know, 200, 250 different communities, right?
And in Temecula, out of those 250 different communities, there's probably like 10 that are gated. So there's not a ton. Um, it's not super common, but some people do really like that idea and there can definitely be some, some pros to it. Um, there's also some different, uh, levels of gated communities here.
So, um, like I mentioned, the vast majority don't have any type of gates. Most gated communities do have a gate, but it's like an automated gate. So you have like a, some type of, like a clicker where you'll be able to come and go. But it's not guard gated. So a lot of times, you know, as you're coming home, you have a fob or you have something programmed into your, you know, into your visor in your car, you just kind of hit that, you're able to drive through.
Um, and then if you're trying to have a guest come in, they're able to pull up just a little key box, hit a little code, and then, and then it opens up, right? Um, that, so that's the most common, I'd say probably 90% or 80% of the gated communities here, um, are non guard gated. And then the more expensive.
Communities, which are pretty rare, um, is your true guard gated community. So there's really only a handful locally. Um, and in Temecula there's like one, uh, that's truly, truly guard gated. So those are gonna be the most secure, right? You people, you have to show an ID to get in. They won't let you in.
They'll, they'll kick you out. Really, you can't even get in. So you can't even use a combo or anything like that. Um, that's the most secure. You know, the, uh, gated communities where you are able to just, you know, use the, use the remote or use a little combo, uh, you know, there's definitely some sense of security there, but you know, truthfully, if you're a little, if you're persistent, if you want to get in, you can kind, you can follow another car in, like, it's not, it is not the end all, be all of, of security in my opinion.
Right. And then in, and I guess just to expand on that a little bit more, you know, the city of Temecula in general, the one, I think one of the reasons we don't see a ton of gates and. It is just because the city is so safe. So, uh, Temecula is consistently one of the safest cities in the US. It's branded anywhere from the top 10, top 20, or the top hundred, you know, year after year.
So it is a very, very safe area. Uh, I'm sure any city's gonna have some, some degree of crime. So, you know, things can always happen. But in general, it is a really safe area. And because of that, you know, there's not like a huge premium on the gated communities because it is, in my opinion, such a nice area and such a safe area.
So, um. That's kinda us a little info about the gated communities in Temecula, or the lack thereof. But, um, we'll get into my list here and we'll start with number one. So my favorite gated community here in the city of Temecula is the community of Aurora Par Ranch. Um, it's kind of on the border of Temecula and Murrieta.
A lot of people think it is part of Murrieta, but it's there on the border. Um. So you pull up on, on a map, but it is, so there's two different Bo Par, so Bo Par ranch is the one that is gated. Uh, those homes were built anywhere from I would say like 2010 to 2015, right around that range. Um, it is a mostly guard gated community.
So when you come up to the gate, um, during, like, what I would say is normal business hours, uh, there is gonna be a guard that's there. It's gonna check your id. If you're not on the list, they're not gonna let you in. Um, but they're only there. I think until like five o'clock. And so, so I think it's like an eight to five o'clock is the times that they're usually there might not.
It might be off a little bit, but more or less that's how it works. And, but if you're gonna come later at night or if you're gonna come, you know, early in the morning, uh, you're able to use a guest code to be able to get in. So it's kind of a little bit of a hybrid. On the different types of gates. Uh, but what I like about it, I think the community's really nice.
Um, of course a lot of people like the idea of having the gate, but the HOA itself I think is a really good value. There's a really nice clubhouse. There's a really nice community pool. There's a, there's tennis courts out there, there's basketball courts, there's little play area and a lot of homes in there have some really, really nice views.
They're kind of up a little bit of a hilltop. So some awesome views on some of the different lots that are there. And it's just a community that I really like. Um, it's also located pretty close to where I live, so I think I just kind of draw to the location too. Um, but those are gonna be track homes from the smaller side.
I think they'll start around 23, 2400 square feet, and then you'll see them go, well north of 4,000 square feet. So. Um, mostly single, all, all single family homes. Mostly on the larger side, I would say. And it's a little bit newer, so you're gonna have a little more modern, you know, finishes and things like that.
It's just a community that I happen to, to really like, so. Uh, number two on my list is the community of the groves. Uh, the groves. It's a different type of community than pretty much everything else we're gonna talk about. You know, the city of Temecula, probably 90% of the city is like your suburban Tracted home area, right?
So we live in the suburbs. Most people live here to have a little bit more space, to have like a true single family home and. You know, you have some type of, a lot, you know, whether it's, you know, 7,000 square feet, you know, 12,000 square feet, 15,000 square feet, you know, that type of thing. Uh, but the groves is a unique really.
It's really more into the Temecula wine country area. And because of that, they're gonna have really big lots. So I, I think the average size right, about a half acre. Um, and really these are closer to estates. Uh, they might be actually one acre lots, but, um, they're closer to estates than than tract homes.
So there, there was a master builder that went in and developed 'em. Uh, but they're all really, really nice. There's some really, really grand features with that. There's a pretty big price tag that comes with it. So most of those homes are gonna sell, well, you know, well north of $2 million, uh, two to 3 million is the general range.
Some are gonna peak out a little bit higher, but they have all types of cool stuff. So, so from having some acreage to maybe. Like, obviously it's gonna give you a ton of privacy, but to pool, pool, to having pools, to having guest houses, to having pool houses, uh, to having beautiful views of the wine country area.
And they're just great big grand homes. So they're, they're big. I think the smallest is like 3,500 square feet or so. Um, big, huge high ceilings, very grand entrances, grand doors. Um, they're just, they're really, really cool poems. And even though they are in one country, they're still very, very close to town.
It's just. You know, half a mile, uh, maybe a mile away from some of the closest shopping centers and schools and things like that. So I think it's a really great community. Obviously it's not gonna mean the budget for everybody, but I think it's, it's a, uh, really, really great location. Alright. Uh, the number three on my list is a mix of the three different redhawk gated communities that are in Temecula.
So these are really, really popular communities. Um, this is probably the gated community I get asked about the most. So, Redhawk, if you're not familiar, is lo it's, it is a tract home community. It's located in South Temecula. It's kind of the center part of South Temecula. If you look on a map, there's a big circle area, big circle road, uh, that's called Redhawk Redhawk Parkway.
Um, and that is where the Redhawk community is. So it's, it's massive. Um, there is an HOA, uh, for the entire community. And then in these three communities there is a second HOA, so there's a master, HOA and a sub HOA. And this sub HOA offers the gated community. So it's also these homes are mostly built around.
A golf course, a lot of 'em have, uh, views of the golf course and, you know, very pretty scenery, et cetera. So the three communities in Redhawk that are gated are, number one is the fairways. Number two is Rancho Madera, And number three is Rancho Serrano. So those are the three. Uh, they're, they're really nice communities.
The fairways is the largest by far. Uh, the other two are gonna be a little bit smaller. They're pretty much all single family homes, although the fairways does have a section that's considered like detached condos, but the location is really great. Um, they are part of South Temecula. They're zoned for the top high school.
Um, you know, the price point you're gonna see anywhere from probably 750,000 up to, you know, north of a million depending on the size and the view and the upgrades and things like that. They are a little bit older homes now, so most of the homes are built like the early two thousands. So, you know, if it hasn't been redone, it's now 22 years old and probably need some refreshing.
And then some of 'em have been totally gutted and they're super modern and super finished. But, uh, the location is great. The school they're zone for is awesome. And if you are commuting south to San Diego, um, it's gonna be because of the location, it's gonna be a shorter commute because it is that South Temecula location.
So I think it's a really nice community. Uh, number four on my list is the community of Temecula Lanes. Uh, Temecula Lanes, again, is located in South Temecula. Um, and it's kind of a mix. You get single family homes and condos. Um, I, it's kind of 50-50 in there, you know, as far as the split of single family homes and condos, of course the condos are gonna be less expensive.
Um, so that is a big draw for people. But it's not guaranteed by any means, you know, it is just a combo to get in there. Um, but it is super, super close to the freeway. It's super close to Patonga Casino, and I think it's a really good value. Homes in there tend to be a little bit less expensive, uh, because you do have a little bit bigger HOA in there.
Um, and then number five on my list is the. Gated section of Summers Bend. So Summers Bend is actually the neighborhood that I live in, so it's newer construction. All these homes have been built in the last five or six years. Um, and there's two different sections that are gated. Um, most of it is a 55 plus community, so that's the Esplanade community.
That's for people that are age 55 and older. It's an active adult community. I think it's really good value. Um, there's two sections there. So you have, the majority of Esplanade is gated. And there's also a section of the Shaw Wood homes. So the Shaw Wood homes are like either high end, half acre, very, very grand, lots, uh, very, very grand homes.
Um, those are gonna be a bigger price point, really, almost semi-custom. There's some really cool unique things about 'em. Um, but those Shaw wood homes are gonna be more expensive. Those are gonna be more in that $2 million range or so, but they're beautiful and have some really cool custom unique things about 'em.
Not all shot wood homes are behind the gate, so it gets a little, uh. It gets a little, uh, we gotta get, dig into the weeds a little bit on which ones are gated, which ones are not. And same thing for Esplanade, but probably 85, 90% of the eSalon community is behind the gate. So. Anyways, those are my favorites.
So number one, Aurora Park Ranch. Number two is the groves. Number three is the different Redhawk communities. Number four, Temecula lanes. And number five is the gated section of Summers, bend, Esplanade, and Alwood. So hopefully it's good information for you guys. Feel free to reach up if you have any questions.
