And really it's a list of the reasons why so many people decide to make the move to Menifee and why the city's continuing to grow year after year. So let's go ahead and get into it.

We're gonna go over the top five reasons that people love living in the city of Menifee. And really we're gonna go over the reasons of why so many people have decided to make the move to Menifee and why it continues to grow year after year. Okay, cool. Alright, uh, I guess we'll go ahead and get to the video here. So again, we're gonna talk about the top five reasons that people love living in the city of Menifee. And really this is, this is a list of why so many of my clients decide to move to Menifee, what puts it on the radar and really what makes it so great. Uh, I mentioned it briefly in the, in the intro, but if you're not super familiar. The city of Menifee has been an area that has continued to grow year over year, over the last decade plus. Um, it has been one of the fastest growing cities in the state of California for the last 10 years, and the, they are expected to stay on that list for the next decade as they're doing so much new construction. And there, yes, there is a ton of new home development, so new build, you know, new build homes and condos and town homes. But in addition to that, there's a lot of. Infrastructure that they're putting into place. There's, they've expanded, you know, their, their freeway off ramps. They're adding, they've added freeway off ramps. Uh, they're adding, well, they're in the process of adding freeway off ramps. They're adding bridges over the freeway. They're making the, the city much more accessible. And then in addition to that, there's a lot of, you know, shopping centers and development that's going in that way too. So it's just an area that's continuing. Continuing to grow, and it is much more of its own city now where you can, you know, live in ee, kind of enjoy all your stuff on a day-to-day basis. And, and that's just something that's gonna continue to get better and better, you know, year over year. So. Cool.
Alright, so really what makes Menifee so popular? Why people like living there? Uh, top reason number one on the radar is definitely the affordability and, and this is just, you know, the truth that so many people decide to make the move to Menifee because it's so much more affordable than other parts of Southern California and even so much more affordable. Then the other surrounding cities, uh, that are a little bit more well known here in, in the suburb area, you know, like Marietta and Temecula. So right now the average priced home in the city of Menifee is right about $570,000, $580,000. And it's been there for the last year plus, right? So for under $600,000, you can buy the average home in the city of Menifee. I will tell you that number is slightly tainted because there is a large 55 plus community. In Menifee that has some lower price points that does bring down that average. But I would tell you as far as you know, non age restricted. So someone, communities that are open to all ages. From my experience, the average home is somewhere in that low $600,000. So $600,000 to $620,000, I would say is kind of your entry price point in your average price point for the city of Menifee. You can find homes that are a little bit less, but they're gonna be maybe a little bit rougher, need a little more elbow grease, a little more, a little more TLC, uh, but you can pretty easily find single family homes, right about $600,000 in Menifee. And that, and that's the biggest draw, right? So if you're comparing to the other bigger cities here, like Myriad and Temecula, the average home in Temecula, which I think most people are gonna know better, uh, and be, be more familiar with. The average price point there is over $850,000. The average priced home in the city of Marietta is over $750,000. So for, you know, 150, $250,000 less, you can live in Menifee. And really we're talking drive time on a freeway, probably 15 minutes, maybe 20. To get from Menifee to, you know, most parts of Temecula. So there, it's so close. It's just a little bit further, it's a little bit more, you know, northeast. Um, which is definitely on the downside. It's a little bit further from some of the, the amenities that, you know, some of these bigger cities have. Um, and then even if, if, you know, we're comparing to like something like the big cities like say San Diego, la, orange County, the average price points there are well over a million dollars. So comparing that to, you know, your. Home in Menifee for $600,000. You know that that million dollar home in San Diego is probably built in the sixties. It's probably not a great area. It's probably probably not the safest of areas. It's an older home. Probably needs some TLC, probably has older roofs and older plumbing and older electrical, all that different type of stuff as opposed to here in Menifee. That $600,000 home was probably built like the last five years, maybe the last 10 years. Um, you know, it probably is, is open, has an open concept layout, probably has nice granite or quartz countertops, and it's just, it's gonna be a much nicer living situation than, you know, what that average priced home is gonna be in the city. The difference is you are gonna live in Menifee, or it'll be a little bit farther away from some of the other parts of Southern California. But that's definitely driver number one for the city of Menifee, is just how affordable it is. And, uh, that's, that's what makes it popular.
So, uh, number two is the fact that it is a growing city. Uh, kinda like I mentioned, you know, over the last 10 years there's been a ton of growth. Over the next handful of years, there's gonna be a ton more growth, but the quality of life living in Menifee today is much better than it was 15 in 20 years ago. And that's because of how much infrastructure has been put in by the city. That's because of how many more amenities are there, how many more shopping centers are there, all all that different type of stuff. And. Not, not only that, you know, with all these, uh, with, with all this growth that's happening, the home values in the area have really gone up pretty dramatically. So from an investment standpoint, buying a home in a growing city, I think is a really good bet. Obviously, no one knows for sure what's gonna happen over the next 10 years. But you know, as far as nice affordable cities in Southern California, there's really not many of them. So I think Menifee is a really good bet for appreciation, especially with how much new construction's going on and how many people are continuing to move there, and how. Poor. The affordability is, you know, throughout the rest of the state and really, really nationwide.
So, um, number three thing that people like about living in Menifee and why so many people decide to move there is because there is so much new construction going on. And so what that means is when people go to buy a home, you know, when. So many people love the idea of buying a brand new home, right? And there's just a lot of areas where there's not a lot of new bills. Like if you're gonna buy a home in Temecula, there's, it's very limited the amount of new home construction that you're gonna be able to find. Because the city is so developed, there's not a lot of options as opposed to Menifee. There's, there's a ton of options. There's probably, you know, 12 to 15 new home developments going on today. And there's probably another three or four they're gonna open over the next 12 months. So there's new ones that are constantly popping up. So you get, there's a ton of new build, you know, construction happening. And then not only that, if, even if you are gonna buy a resale home and you don't like the idea of a new home, um, and, you know, there, there's a lot of pros and cons that, which is, you know, time for, for another video. But even if that's the case. There has, because there has been so much new construction in the last 10 years, if you're gonna go buy a resale home, it might only be two years, three years, four or five years old, maybe 10 years old, which means it's newer construction, there's newer, you know, building codes that are being met. That means you're gonna have, you know, solar systems and open concept layouts and quartz countertops and all these things that people like and, and, and really want to have in a home and. It's still gonna be relatively affordable. So even if you're not necessarily looking at a new build, there's a lot of, uh, new, newer homes that are on the market, which give you a lot of really, really good options.
Um, number four is just the, the proximity to some of the larger cities. So, like I mentioned, Menifee is continuing to grow. They're doing a lot of building, but, uh, and there are shopping centers and, you know, dry cleaners and, you know, Lowe's and, and all the Home Depots and all, all those different types of things are there, but. They don't have like one big, like a big mall, like say the city of Temecula has, it doesn't really have like much of a nightlife area, like say te a bigger city like Temecula's gonna have. Uh, it doesn't have maybe some of the venues like Temecula's gonna have like the wineries and um, you know, having a Patonga casino and all those types of things. Um, but. Because of the location, you're only about 10 to 15, maybe 20 minutes from all those amenities that the bigger cities like say Temecula has, you know? Um, so those are all still really attainable things and some, some things that you can still enjoy. It's just a short tip down the freeway. I don't really think it's much of a big deal. Uh, but, uh, that is, that's gonna be the, the situation if you are living in Menifee, just gonna be a little bit of a drive to go to Temecula to get some, some more of those amenities. Um, but you're still relatively close, and again, you're saving so much money. It feel, it still feels like a really good value.
Um, and then the last thing on my list, so number five is just the overall location because we are still here in Southern California. You can live in Menifee and you're only gonna be about an hour away from all the other cool stuff that Southern California has to offer, which means you're about an hour away from, from the beach, you know, to getting to a lot of the beaches in San Diego. If you're about an hour away from getting to downtown San Diego, you're about an hour away to get out to most parts of Orange County to get out to Disneyland. Um, you're about an hour and a half or so away from most parts of la um, but you're, you know, maybe an hour away out to the desert. You're probably a couple hours away from a mountain range out here locally. So you are still in a really great central location where accessing all the other cool stuff that Southern California has to offer is still very, very easy to do. You can easily take Drape day trips, all that stuff. And again, you're gonna live in an area that's half of as expensive as some of those big cities are gonna be.
So those are really the, the top things, uh, the top reasons that people love Menifee. And the top reasons that people decide to move to Menifee, it's the affordability. It's how much the area is growing. It's the new construction options for people, whether it's new build or, you know, slightly, slightly pre-owned resales. Uh, you know, your, your proximity to some of these bigger, you know, suburbs, cities like Temecula and Marietta. And your proximity to all the other parts of Southern California.
