And we're gonna talk about the top five reasons that people decide to make a move to the city of Winchester. So I don't get a chance to make a ton of videos about Winchester just 'cause it is a little bit smaller area, so hopefully this will be good information for you guys.

But let's go ahead and get into all the information. So again, we're talking about the top five reasons that people decide to make a move to the city of Winchester, California. Like I mentioned, Winchester is a little bit of a smaller area, and a lot of people actually are not super familiar with it or don't even really know where it is. And it can be a little confusing because we do have a road that's called Winchester Road.
Um, so where we're at- You know, Southwest Riverside County, you know, we have the 15 freeway that runs pretty much north and south, you know, through the, the major cities, through Temecula, through Murrieta, down to San Diego, up towards the LA area, and so that everything's kind of located off that 15 freeway. One of the main off-ramps in Temecula is Winchester Road. It's the most northern off-ramp in the city of Temecula. And Winchester Road, uh, runs kind of northeast, and that takes you, uh, kind of towards the city of Hemet, and in that, in that route, you actually pass through the city of Winchester.
So it's a little confusing. Winchester is a street. Winchester Road takes you to... through the city of Winchester towards the Hemet area, kind of a little bit more northeast, uh, so it can be a little, a little confusing. Also, sometimes on the map, see people will still see it referred to as Highway 79. Uh, it can be a little confusing 'cause there's 79 north, 79 south. People that live here don't really refer to them that way, but you may see that on a map. Uh, Winchester Road's referred to as Highway 79. That's gonna take you towards that Winchester area.
Uh, but, uh, where, where it's at, you know, location-wise, uh, you have the city of Temecula. It's kind of your most well-known city here locally. It's the most furthest south, furthest south city in, in Riverside County. If you go any further south, any further south, you hit San Diego County. Um, so that's Temecula. The next city north from Temecula is Murrieta, and then Winchester's just a little bit northeast between those two. Um, so very, very close. It, it can, you can very easily cross over from the city of Temecula to the city of Winchester and then towards Murrieta without even realizing you're changing cities. They just kind of blend together, and they are very similar. Um, but that is where Winchester is located.
Uh, but I'll kind of get into my list here about the reasons that people decide to make a move to Winchester

Uh, number one, without a doubt, the, the biggest driving factor for people and why they decide to buy in Winchester is because it's affordable, and it's more affordable than most of the surrounding cities. So, you know, again, where, where we're at, Southwest Riverside County, you know, your options as far as buying a home, especially as a first-time buyer or just having something relatively affordable can be so, so difficult, right? Um, if you're comparing to that San Diego area, the average home is over a million dollars. If you're comparing out to the Orange County area, same thing, over a million dollars. And LA, over a million dollars as well. So that's what drives so many people here to Southwest Riverside County is just the affordability.
Um, so the two biggest cities locally, uh, that most people know the most about or are most familiar with are the cities of Temecula and Murrieta. Those are the cities I just mentioned a minute ago. The average home in the city of Winchester is about $850,000. I'm sorry, the average home in the city of Temecula is about $850,000. And then the average home in the city of Murrieta is about $750,000. So, you know, Murrieta is less than Temecula, but Winchester, which is the city we're talking about today, is about $100,000 less than, than those. So the average home in Winchester is about 650,000. You'll see them, you know, somewhere in the mid-5, 550 to 750. Some are gonna be a little bit more, um, but it- they are definitely more affordable.
You can... Comparing Temecula to Winchester, you could save about $200,000 in your average price point. And comparing to, to Murrieta, you could save about $100,000. So, um, it is a place where you can save a good amount of money and get something that's relatively affordable. And the truth is, there's just not much, much of that out there anymore. And that is, without a doubt, that is the number one driving factor for people to buy in Win- Win- in Winchester because it is gonna be a little bit more affordable.
Uh, number two reason that people decide to buy in Winchester is because there is a lot more new construction options. Uh, Winchester is an area that is growing. There's a lot of building that's been happening. It's been happening over the last decade, and really even longer, for 20 years now. And because it is such a vast area, a lot of land mass, uh, there is still a ton of room to grow, a ton of room to build, and a ton of construction that is always happening.
So there's new communities that are constantly popping up, uh, whether we're talking about the southern port of Win- part of Winchester, which is considered that French Valley area or the northern part of Winchester, which is a little bit closer to Menifee. But, you know, throughout the city, there's a lot of new construction that's happening, and it's continuing to happen, um, and it's not even just houses. So there's houses, there's condos, there's townhomes, uh, there's all, all types of new construction options. There's apartments, um, all, all types of new construction options.
And then even, even in addition to those, there's also a lot of, like, commercial centers that are under construction, from grocery stores that are going in, shopping centers, all those different types of things. There's been some major roads that were added to help make things easier to, uh, to navigate. That's over the last, you know, five or six years or so. Uh, but there is just a ton of growth in Win- in Winchester 'cause there is just so much vacant and barren land where, you know, they have the room to grow.
Uh, number three reason that people decide to, to purchase a home in Winchester is depending on the area, and I'm primarily talking about the southern portion of Winchester that you also see referred to as the French Valley area. Uh, but a lot of people decide to buy in Winchester because you can buy a home that's located inside the city of Winchester, but you can still attend the, either the Murrieta Valley School District or the Temecula Valley School District.
So both, if you're not familiar, both of those school districts are very highly rated. They're really just eights, nines, and tens out of tens across the board. Um, and they are very, very highly rated school districts. Uh, but there are, there's a large portion of the city of Winchester that is zoned for Temecula Valley School District or the Murrieta Valley School District. And so people decide to buy there because you can, you can get that price savings. Let's say we compare to Temecula, you can save $200,000 on the price of the home and still get zoned for that same school district.
Uh, that's a huge pro. That's a huge perk for people to be able to live in an area that's quite a bit more affordable, but still take advantage of those higher rated school districts. Again, that only applies to that southern portion of Winchester, that French Valley area. The northern portion is gonna be zoned for a different school district, so it's not gonna apply there. But, uh, that is a, a big factor for people, and really, I've had a ton of clients buy homes in Winchester just for that reason, to be a part of a little bit higher rated school district and still get that price savings. So that's definitely something to know.
Uh, number, number four reason that people decide to purchase a home here is because it is a fast-growing area. We talked about all the new construction that's happening, all the commercial centers that are happening, and just how much building in general is happening in the area. And because of that, and because it's relatively affordable, people feel like it's a pretty good bet for appreciation. And, and honestly, I, I agree.
Um, it's, there are very few areas left anymore in Southern California where you can buy a home that's relatively affordable and still be in a, in a nice area, you know, that's well taken care of, good school districts, that's safe, etcetera. Because of those reasons, I think those are gonna be pretty good indicators that over the long term, the next five, 10, 20 years, that this is an area that's gonna continue to grow, gonna continue to be desirable, and that people are gonna wanna continue to move to, uh, which is gonna be a good thing for appreciation, which is gonna ma- mean your home's gonna be worth more in the future, right? It's going to, uh, continue to be desirable. People are gonna wanna continue to be there, and it's gonna be a good investment.
So that, that's number four for people, is that they feel like it's gonna be a good investment long term because that's an appreciating area.
Um, and then number five, uh, the reason that people decide to move to Winchester compared to other areas is because if they're commuting and they, they want, they're able to get a, live in an area that's a little bit more affordable and they're commuting south towards San Diego, uh, tends to be, Winchester tends to be a really good fit for them.
So for example- You know, some of the other more affordable areas that are kind of similar price point to Winchester, if you're commuting south, it's gonna be an extra 15, 20 minutes each way. So Winchester can be a lot more, uh, reasonable on the commute, uh, if you are going south especially. If you're going north, there's probably areas that are gonna have better commutes going that way. But if you're going south, which really most people are, living in Winchester can be a really, really good time-saver compared to living in some of the other areas like Menifee or like Wildomar or like Lake Elsinore, just because of where you're positioned and how far you are away, uh, from the San Diego County border.
So, uh, that, that's, that's a big thing, that if you are commuting south, I think living in Winchester can be a really good bet compared to some of those other areas, so.
Uh, but those are my five reasons. Those are the, really the five drivers for people to purchase in Winchester compared to other areas. It's affordable. There's a lot more new construction options. You can buy homes that are still zoned for those higher-rated school districts, so Temecula Valley or Murrieta Valley school districts. It's a fast-growing area that's good for appreciation. And if you're commuting south, it's gonna be a good place for you to be compared to some of the other areas.
