All right, so here is our July 2026 real estate market update. We're gonna go over all the latest stats for the cities of Temecula, Murrieta, and Menifee, California.

This is gonna be the real estate market update for July 2026. So we're gonna go over all the latest stats for the city, cities of Temecula, Murrieta, and Menifee, California, and then we're gonna compare today's stats versus last year, and kinda t- kinda talk about how, you know, how they've changed year over year and kinda compare and contrast them a little bit.

Cool. We're gonna get into all the latest stats. Uh, we're gonna set this up the same as our other market update videos. So we are gonna start, uh, with the city of Temecula, and the first stat we're gonna talk about is the total numer- number of new listings. This is basically, hey, over the last 30 days, how many new listings have come up on the market and popped up for sale?

Um, so- Was t- we're gonna start with the city of Temecula, and we'll actually start with last year. So in July 2025, last year, we saw a total of 240 new listings pop up on the market, and then this year we are seeing a decrease in listings. We are down to 168 new listings in the city of Temecula. So that is a 30% decline, and you're gonna see a lot of that red number pretty much all the way through our, our numbers here, so a lot of decrease in real estate activity.

Uh, so M- city of Murrieta, kinda same thing. So a year ago, July 2025, we saw a total of 196 new listings come up on the market. Uh, this year we're down to 178, so th- that's still a decline. It's less. You know, it's a 9% decrease year over year.

Uh, but the city of Menifee, we saw an even... We, we saw, you know, more substantial than Murrieta at least. So City of Menifee, a year ago, we saw a total of 239 new listings come up on the market, and this year we're down to 181, so that's a 24% decrease.

Um, and for... So for Temecula and Menifee, those are pretty big declines year over year. You know, just in, in raw numbers in c- city of Temecula, that's a total of, what? That's 72 less listings this year compared to last year, and then in Menifee it's a total of, you know, what? 58 less, less listings this year compared to last year. So definitely a decrease in real estate activity and as far as listings coming up on the market, and then I'll, I'll give you some perspective on why I think that is, too.

All right, so the next stat we're gonna talk about is the total number of active listings, and this is basically, "Hey, you know, if I wanna buy a home in a given city, let's say the city of Temecula, you know, how many homes are there out there total for me to choose from?"

So in the city of Temecula a year ago, in July 2025, the total number of active listings was 581 available homes for sale. This year we are seeing another decrease. We're down to a total of 472 available homes for sale, so that's a 19% decrease. Um, and again, I just like looking at just, like, the raw number, like, you know, how many, 'cause sometimes the percentages can, can be off. I mean, we're... It's 109 less homes this year compared to last year, so that's definitely significant.

Uh, city of Murrieta, same trend line. So a year ago, total of 544 available homes to choose from, and this year we're down to 479, so that's a 12% decrease in available homes. City of Menifee, we actually saw the biggest change. So a year ago, total of 574 available homes to choose from, and this year we are down to 422 available homes to choose from. That's a 26% decrease, or 152. If I mathed right. I think... I'm pretty sure I'm doing the math right. It's 152 less homes this year compared to last year.

So those are definitely significant. So this is, it's kind of interesting, right? So, um, we're seeing less homes come up on the market, right, but less available homes as well. Um, so which kind of would tell you it's, it's, you know, a slowing market, right? Um, you would assume pricing's gonna come down and homes are gonna take a lot longer to sell, but we'll get into the, the next stats here.

All right, so the next stat we're gonna talk about is the average days on market for each city. And basically this is, hey, in a given area, given city, you know, how long is the average home taking to sell, right? So how long is it listed before we get an accepted offer?

So, you know, the, a very low days on market would be a very heavy seller's market, and then a very long days on market would be a very heavy buyer's market, right? If homes are taking six months to sell, you know, buyers can be very picky and choosy. If everything's selling in a week, well, you know, sellers have all the power, right?

So, um, city of Temecula, we'll start with first again. So a year ago, so July 2025, the average home in the city of Temecula was selling in 35 days. The average home this year in the city of Temecula, over the last 30 days, is now sold in, is selling in 31 days. So it's actually an increase. Homes are selling a little bit faster this year compared to last year, which to me is surprising.

This is the shortest days on market that we've seen in a while doing these stats. Everything's been closer to, like, 50, 60 days. So, uh, you know, it is summertime. It is tends to be a little bit busier real estate season, right? But still, based upon, you know, where the other stats came in, I was surprised to see that homes are still selling so quickly. I thought we'd start seeing, you know, take, take, seeing them take longer and longer to sell.

Um, but, you know, across the board, all, all three cities, you know, they're pretty average, you know? Uh, you know, pretty, pretty much on, on par with each other. So, uh, city of Murrieta A year ago, the average home was selling in 30 days. Uh, this year, it has gone up a little bit to 34 days. It is a 13% increase, but more or less, I mean, we'll call that flat, right? You know, it's extra four days. I don't think it's super significant.

Um, and then City of Menifee, a year ago, the average home was selling in 44 days, and it's actually down to 30 days. So the average home's selling in a month. Uh, it's a 32%, you know, increase in, you know, as far as days on market. But, um, th- this is a stat to me that I thought was a little shocking because we're seeing less listings come up on the market, right? But we're seeing less out there for people to choose from, but homes are selling... still selling relatively quickly, right?

So really what that shows me is there's probably less just real estate activity in general, just less home selling, right? Um, the market has kind of cooled a little bit. Um, you know, there's less people list- putting their home on the market for sale, but people that are listing are selling relatively quickly. And then let's talk about price point, which is the stat we're gonna get into next.

All right. So the next stat we're gonna talk about is the average sales price in each city. And here again, I was a little bit surprised. I thought, you know, with the other, some of the other stats that we'd start seeing some pretty big decreases, and for the most part, not the case. There is one city we, we saw, we saw a decrease for sure, but I'll, I'll get into the numbers.

So, uh, the average sales price in the city of Temecula a year ago, so July 2025, was $840,000. This year, the average sales price is up to $879,000. So that is a 5% increase. Um, you know, I've talked about this before. You know, I, I don't think... You know, some of these changes like this can be based upon just what homes are selling, right? If a few big estates sell or a few small manufactured homes sell, it can really kind of throw the numbers off each way. But in general, you know, it's kind of shown, you know, it's pretty, pretty flat market. Average pricing has kind of stayed pretty flat over the last 12 months, and that's what I'm seeing on a day-to-day basis with my clients, is just home values have been kind of flat the last year.

So, uh, city of Murrieta- This is when we saw the decrease. So a year ago, the average home was selling for $773,000, and this year it is down to $716,000. So it is a 7% decrease in average sales price. Um, again, I think you kinda have some outliers here, um, that are kinda showing, showing this, but more or less, you know, market been, been pretty flat.

Um, City of Menifee, a year ago, the average home was selling for $564,000, and this year it's up to $582,000. So, uh, that is an $18,000 increase in sales price. That is a 3% increase. Uh, again, you know, kind of, kind of flat. I guess the one... I, I will go back, you know, talking about Murrieta, you know, that is kind of a bigger decrease than usually we see, so it is something to keep an eye on over the next couple months, kind of see where that goes. But in general, again, I, I think we're not really seeing a decrease in, in pricing. You're seeing how fast, you know, homes are selling. Um, you know, just something I will pay attention to, but I, I don't think it's necessarily super significant.

So ki-kind of what that means is, you know, it's July. You know, it ha- It is definitely a slower real estate market than most summers are gonna be. Um, I'm seeing that, you know, as a real estate agent, you know, working with clients, having, you know, our properties listed for sale, when we're having buyers that are writing offers or tend to be a little more aggressive, 'cause just 'cause things are a little bit slower.

But overall, that average sales price is end up being, you know, pretty, pretty flat, pretty much, uh, you know, w- selling... Homes are selling about what they could sell for last year. Not much change, you know. Um, there are definitely less buyers out there, but there's less homes listed for sale, and so the real estate market's just kind of muddling along.
