All right, so in this video we're gonna go over the top five reasons to raise a family here in the city of Murrieta of California, and really what makes the area so great. Let's go ahead and get into it.


Hey guys. Hey again. My name is Justin Short. I'm a realtor and team leader with the short real estate team here at Keller Williams in Temecula. And this video is all about the city of Murrieta and we're gonna talk about the top five reasons to raise a family here in the city of Murrieta. And really we're gonna talk about what makes the city of Murrieta so great.


So if you're not super familiar with the city, um, it has grown a ton over the last, I would say, probably 20 years or so. So it's been quite a while. Um, you know, the city of Temecula really has more notoriety. I would. Say is more well known, uh, than Murrieta, but Murrieta has grown a ton and I have a lot of clients that decide that Murrieta is actually the right place for them.


So they look at both. They decide Murrieta is, you know, where they prefer to live. Myself, I've lived in Murrieta for probably about 10 years. You know, I've moved out. A couple years back. Uh, but I think it's a really great place and I really, I, it's an area that I recommend to a lot of people, depending on exactly what they're looking for.


So hopefully this will be real helpful for you guys and give you some good information and really help tell you why Murrieta is so desirable and why so many people decide to move there and decide to, you know, call it home. We'd love to chat, so cool. Alright, so we'll go ahead and get into all the info. Um, I made a little list, kind of a top five list of, you know all the reasons that people decide to raise a family in Murrieta. And really again what makes the area so great and we'll kind of go through 'em, you know, one through five.


Uh, so number one, and without a doubt, like the biggest driver for people that decide to make a move to Murrieta and really this valley in general, but the number one reason they decide to come here is for affordability. So depending where you live now, that may or may not seem reasonable, but for Southern California, buying a home in Murrieta.


Tends to be a really, really good value compared to the other parts of Southern California. So, um, right now the average home in the city of Murrieta is about $750,000. So if you compare that to the other, you know, larger, you know, big cities in Southern California like San Diego, LA, Orange County, you know, it.


Is, you know, quite a bit less expensive. In those areas, their average homes are definitely well over a million dollars. And not only that for what you can buy in Murrieta for seven 50 compared to what you can get, let's say in San Diego for a million, is just so much more, you can get so much more for your money in Murrieta.


So for example, your average $750,000 home in Murrieta. We'll give you probably, it's probably about 2800, 2900 square feet, probably four to five baths, four to five bedrooms. Probably gonna have a loft space, probably two and a half or three bathrooms. Um, you're gonna have, you know, a good sized lot for that price point.


You probably won't find something with a pool, but if it was a smaller house, you might even find a pool home if it was like 2000 square feet or, you know, that type of thing. Um, so you can get, what I would say is a, is a really nice home. It's probably built sometime between like 1997 and 2007. So it's relatively newer.


Um, so which means, you know, tile roofs and newer plumbing and newer electrical, things like that. And then if you compare that to, let's say that home down in San Diego, that's quite a bit more, let's say it's over a million dollars for sure. Right. But that home. It's probably square footage wise, like 1200, 1300, maybe 1400 square feet, so it's like half the size.


It's probably quite a bit older. It was probably built in the sixties, or if you're lucky, maybe the seventies probably has shingle roofs, so you can have a lot more costs there. You probably have old plumbing, old electrical. It's probably an old layout, right? And it's probably just a dated house altogether.


So you know what you can get. So you can move here, you can live in San Diego, buy a more expensive house that's smaller, probably not in as great of a, you know, school district, etcetera. Or you can buy a home in Murrieta for quite a bit less. And you can really, people come out here, they feel like they can live like a king compared to the other parts of Southern California.


So, and then not only that, not even compared to like the big cities, but if you compare Murrieta versus Temecula, Murrieta is even a good savings off of that. So if you buy a home in Murrieta, you're probably gonna save about a hundred thousand dollars. Over what the similar, similar home would be in Temecula.


And the truth is, what I tell pretty much everybody is if you're gonna buy a home in Murrieta and you're gonna look at, look at homes in Murrieta and Temecula, you will probably not be able to tell the difference at all. Honestly. You'll cross over from one street to the other, you know, the city's butt up against each other.


Um, you will not be able to tell the difference when you cross over cities, city lines, they really feel exactly the same. Um, you know, quality of life, I would say is very, very, very similar. They're both. Squeaky clean suburb communities that have a lot of pros. The one difference that I would tell you, well, I guess the two differences are when you compare Murrieta to Temecula, is you're gonna have less, I would say, businesses in Murrieta.


So like less, like you don't have a mall and you don't have like the wine country areas, you don't have like a casino and whatnot. So Murrieta does not have that. So you tend to drive to like some of the restaurants in Temecula a little bit more often, which is like a 10 minute drive. So it's probably not a big deal.


Um, and then the other aspect, if you're commuting south, which most people do, you know, Temecula, if you live in Temecula, it is gonna be a little bit of a shorter commute just 'cause you're further down the freeway. But other than that, honestly, I feel like they're exactly the same. Like I said, I've lived in both.


I think quality of life is exactly the same. My life hasn't changed either way, you know, living in one zip code versus the other. So, um that becomes the number one driver for people is just the overall affordability of the city of Murrieta. Uh, the number two reason that people decide to raise a family in Murrieta, not only because it's affordable, I guess, relatively right, but also it's a great public school system.


So the Murrieta Valley School District is super, super highly rated. I guess I should correct myself. The Murrieta Valley Unified School District is what it's called, um, is super, super highly rated. They win all types of awards across the board, from elementary schools to middle schools, to high schools. The schools are all very highly rated from seven outta 10, eight outta 10, nine outta 10, all the way up to 10, outta 10.


Um, all, all the schools have a really good reputation, and I would say, you know, across the board, uh, this, all the schools are really, really, really good. So, a lot of people actually are very familiar with this, and Temecula, Temecula has a little more notoriety. You know, with their school district, but the ratings wise, uh, they are neck and neck.


They're really very, very similar. Um, If I was, well I am a parent, so, but if I was raising my kids, which I guess I am raising my kids, I would not have any difference living in the City of Temecula school district versus the Murrieta School district. I think they're equal, and I think either way you're gonna have a great school district, that you're gonna have a really good experience.


Um, number three on my list as far as why people decide to raise a family in Temecula is safety. Um, so if, if you're not familiar, the city of Murrieta is constantly rated as one of the safest cities in the US. Uh, they're anywhere from, they've been in the top 10, the top 15, the top 20, or anywhere in the top 100 safest cities in the US.


You know, depending on which rating you're looking at and what chart and who's doing the reporting. But really over the last 10 to 15 years. So it is constantly rated as one of the safest cities. Um, there is a large police presence. They have their own, uh, police force in the city. Murrieta. Uh, they have their own fire department.


Uh, they're both very well known. They have a big presence in the city, and if, if you're not familiar, there is a big military presence here in the area as well. So a lot of people don't know that, but many people live in Murrieta and they work at one of the military bases down mostly in the San Diego, San Diego area.


But there's, there's several others around. So a lot of people that are in The Marines or in the Navy will live here and then make the commute. And so, so you see a lot of military flags and things like that, and they have a big presence. And I think all those things overall, you know, just help, help the area be very safe and maintain those high safety ratings and, and that's a big plus.


Anytime, you know, you have a family and you are Yeah. Raising your family here. So, uh, that's number three. Um, number four reason that people decide to raise their family in Murrieta is because it's an area that's still growing and an area that I feel because it, because it's still growing, is really prime for appreciation.


So. If you're gonna buy a home here, you know, you're in Southern California, I think the odds are over time, your home value is going to go up, right? So nobody knows, you know, what the real estate market's gonna do in the short term over the next six months, a year, two years even, right? Really what, what's gonna happen?


But I think it's a very, very safe bet that buying a home in Southern California. It's a really good bet for long-term appreciation. And over the next 10, 15, 20 years, you will see your home values go up. Um, and that's, that has constantly been the case pretty much anywhere in Southern California over the last 70 plus years.


Right. So it is not like, uh just some off the cuff stuff, that stuff that I'm saying. This is, you know, long proven, you know, historical data, uh, but buying a home in Murrieta with an area that is relatively affordable for Southern California. So again, we talked about kinda your other options, right?


Buying a home in San Diego, LA, Orange County that is quite a bit more expensive, right? And long term, this is still gonna be a more affordable option. It's a safe area, has a good school district, and all those things are really good for long-term appreciation because so many people want to continue to move here and that's why you see the population continue to grow and that's why you see so much growth here in the area.


So I think it's a really good bet for long-term appreciation, uh, which is why I think buying a home in Murrieta is definitely a good investment. And then reason number five on my list is why, as far as why people would like to raise a family here in Murrieta is because it is, we are still in Southern California and we do still have a really great Southern California location.


So, um, if, if you're not super familiar, you know, kind of where we're at, we are in Southern California, we're just north of San Diego County, um, that's where Murrieta is located. And the advantage of that is when we live here, you know, like I mentioned, it's less, it's less affordable, it's less expensive, it's more affordable for people to live here.


But because of our central location, we are still in a really easy proximity to use and take advantage of all the other cool stuff that Southern California has to offer. So when you live in Murrieta, you can easily get down to, let's say downtown San Diego or the beach in San Diego, any of those types of areas with like a one hour drive.


So you can easily take a day trip out there. Um, you can easily get out to more. Parts of Orange County in about an hour drive, you can get out to, you know, Disneyland and, and most other parts of Orange County or other, other beaches that are there in about an hour. Um, you can take a trip out to the desert, out to like the Palm Springs area, and that's about an hour drive as well.


Um, you can easily take a trip, a trip out to LA and, you know, say if you wanna go to a concert out there or whatever it is you want to do out there, it's a little bit further. It's probably closer to about an hour and a half, maybe two hours, depending on where you're going. And then we still have, you know, local mountain range that's probably about an hour and a half, two hour drive as well, up to like the big Bear Mountains.


So, uh, one of the big benefits of living in Southern California is that you have all that other cool stuff that is around, but you can live here, be a little bit more affordable. And you still have really great Southern California weather, although it does get a little warm here for sure. But, um, anyways, that's the top five reasons that people decide to make a move here and really that is why I decided to raise my family here locally as well.
