All right, so this video is all about comparing the city of Temecula, California versus Murrieta, California. We're gonna talk about which city is better and really what city I recommend for most people, and really what some of the pros and cons are. So let's go ahead and get into it.

And this video's all about comparing the city of Murrieta versus the city of Temecula. And really this is a question I get all the time from clients. And really they wanna know, you know, which city I recommend, which one's better, where they should live, and really they want to know what the differences are.


And so I think I'm a really good person to give you guys some perspective on what it's like to actually live in each. So I've lived here locally for over 25 years now, and I've lived in both Murrieta and Temecula. I think I can give you some really good information from what it's like to actually live here and really what the differences are to hopefully help you guys make your decision and find the right fit for you and your family.

So I guess I'll, I'll kind of start with my experience and then kind of go over some of the pros and cons of each and really kind of tell you what I recommend to clients and really what, you know, some of the differences truly are.


So again, I've lived here locally in Southwest Riverside County for over 25 years. So I've lived in Temecula, I lived in Murrieta, I lived in Winchester and I went to high school out here. So I've been here a really long time. Um, you know, I lived and owned a few homes, a couple homes in the city of Murrieta for over 12 years.


So that was like my experience as an adult owning homes in Murrieta. And then we sold that and we actually moved to the city of Temecula. I moved like two miles down the street, so it wasn't, you know, it wasn't that far, but we crossed over city lines into the city of Temecula and we've lived there for, oh, for the last four years now, about four and a half years or so now.


So I think I, again, I think I can give you some really good perspective on what it's like to actually live in both. Um, and really the truth is both cities are really, really nice. Um, most people when they come to town, you know, I recommend that they drive through both and get a feel for each and honestly.


You'll be driving on a road in Temecula and you'll cross over a main road onto the other side of the street and you'll hit the city of Murrieta. And honestly, most people, you're not gonna tell any  type of a difference. You know, they really run together. They're really very, very similar. And the quality of life in each is very, very similar.


Okay. Um, there are, there are some differences. So the pros for Temecula. Are gonna be one. It's the location, so it is a little bit further south right on, on a map. So if you aren't familiar, most people that live here locally don't work here locally, so most of them do commute out for work. So they make a commute to San Diego, LA.


Or Orange County for work, right? And so most of those people do go to San Diego. So because the city of Temecula is a little bit further south on a map, you are a little bit closer on the commute. And because there's so much traffic on the freeway, being on the south side of Temecula versus. You know, the middle of Murrieta might save you 25 to 30 minutes each way on your commute.


So that becomes a big difference, right? You can easily save, you know, 40 minutes, 40 to 60 minutes a day in the car just by living in South Temecula versus the middle of Murrieta. So that's gonna be a big plus on just overall location. Uh, the other pro to Temecula is gonna be, you're gonna have a little bit more business.


So, uh, city Murrieta, there's actually more people that live in the city. Murrieta, it's actually a little bit larger city, uh, but it doesn't have the same businesses the city of Temecula has. So, for example, the city of Temecula has the Temecula wine country. So if we don't know Temecula, wine country's the big thing here.


There's over 50 wineries. In the Temecula area now. Um, so it's a big business. You know, people come, brings in a lot of tourism. People come out for a lot of events, for weddings, for bachelorette parties or just to kind of hang out and do some wine tasting. So Temecula has that. Murrieta does not Uh, Temecula also has a pretty vibrant Old town area is what they call it.


So Old Town Temecula. It's kind of like our downtown area. So. Um, you know, it's trendy. There's a bunch of gastro pubs and really nice expensive restaurants and, you know, there's a little bit of a nightlife scene there and all that type of stuff. Murrieta doesn't really have nearly as much of that.


Um, and then the City of Temecula also has the casino. So the Patonga Casino, if you don't know, it's a real, real big casino. It's huge. They spend a lot of money, do a lot of big advertising. They sponsor, you know, they sponsor the Lakers, they sponsor the La Rams, the Dodgers, the Chargers. So they spend a lot of money.


It's a. The big time casinos and you'll see their logo in all types of different places, but all of those places are gonna be located in Temecula. Not Murrieta, so it has a little bit more like, you know, businesses there, uh, that Murrieta does not have. Now the flip side to that is if you live in Murrieta and you want to utilize those things for like 10 minutes down the road.


So I don't think it's really a big deal, but those are kind of the two differences. Uh, the two pros, the two big pros to the city of Temecula over Murrieta. There's a lot of things that are very similar. You know, the school districts in each are very, very highly rated. So, Temecula Valley Unified School District and the Murrieta Valley Unified School District are very, very similar.


Both are very highly rated, both are very good school systems. They are both very safe cities. So Temecula is very safe, so is Murrieta. Uh, you know, they're so close together. Again, you can cross over one street to the other. Uh, the quality of life between the two is very, very similar. And really there, there's not much drop off in quality of life from living in Murrieta versus Temecula.


Uh, one of the big pros to Murrieta and why so many people prefer to be there is the price point. So the average priced home in Temecula right now is about $850,000. And the average priced home in Murrieta is about $750,000. So you can buy, you know, the same home in Murrieta, it's gonna be about a hundred thousand dollars cheaper on average.


So you can get a lot more for your money in Murrieta. It's definitely gonna be a big pro. Um, and then also we talked about the commute. So most people do end up commuting south, but there's a lot of people that do commute north or more towards the Orange County area. And if that's the case, being located in Murrieta is a lot better 'cause you're a lot closer that way.


So it really depends on where you're going and where the job situation's gonna be. You know, obviously nowadays a lot more people work from home. So if you're fortunate enough to be able to do that or not, not work at all currently, or maybe retired or whatever the situation is, you know, then the location isn't really gonna make much of a difference.


But for sure you can get more for your money in Murrieta versus Temecula. Um, and other than that, honestly, I think they're very, very, very similar. So I do recommend it to clients. To look in both. I tell 'em to, you know, take a drive through. We can look at homes in both. Um, and then sometimes I would say people do have a preference.


Uh, a lot of times if they're, if they kind of come in with a preconceived preference, a lot of people do prefer Temecula over Murrieta. Uh, the reason being, I think it's just a little bit more on the map. They kind of know about it. They know about Temecula wine country. Uh, there is a little bit more of a, uh.


I guess if you live in Temecula, there are some people that kind of feel like it's a little bit more superior and it's a little fancier and, uh, feel like it's a little more of like a premium place. You know, again, I've lived here for a long time. I don't think it really makes a difference, but there is, you know, a segment of people that do feel that way.


So, uh, just so you know, there you can see there might be a little bit of a slight superiority complex to some people Yeah. That live in Temecula over Murrieta. So it's kind of a weird dynamic, but it's uh, you know, definitely the truth. So I guess to just kind of wrap this video up, you know, when me and my family, when we lived in Murrieta, we loved living there.


We thought it was a great place to live. We were super happy. I think we had a super great quality of life. We moved a few miles down the road and crossed over into Temecula. And since we've been there, we've been super, super happy and I feel like we've had a really great quality of life. You know, it really hasn't changed anything from, you know, our group of friends or kinda what we do on a daily basis.


We just live a couple miles over all that, off that way. Um, so I, it wasn't really that big of a big of a deal for us, but overall for most people, again, I do recommend both cities. I recommend looking at Temecula. I recommend looking at Murrieta. You know, depending if you have a commute, you know, that's definitely gonna play a factor in what your preferences are gonna be.


But like, even for me, in my family, I told you when we were buying a home, you know, I was actually trying to buy a home in Murrieta. I just couldn't find exactly what we wanted. You know, we couldn't find the right lot. Right size and all that type of stuff. So we ended up in Temecula, but I wouldn't rule out either.


I think they're both great places. I think they're very, very similar. And if you move, if you move to Murrieta, you're gonna save about a hundred thousand dollars or so. You just might have to drive an extra 10 minutes or so to some of those businesses, uh, like old town, like the wine country.
